Commericial or Residential???

Hi, me and my brother are looking at IP. We have a substantial amount of cash, as we have both just sold our businesses. He wants to invest in commercial property, specifically blue chips like BK, KFC etc. I however am of the opinion that such properties are selling at pretty ordinary yields, say 8-9%, and most of the ones we looked have leases with 15 years or less left on them. I would prefer to be more creative, and invest in “projects” or underdeveloped commercial property or residential, such as flats, units and even run down houses. Surely there is much more upside potential in this. Who is right here?
