hi,
i have seen this house on the net that is quite low price, and it looks very new, and it has a pool in the backyard. Are there anything to note when buying houses with pools? I seemed to have read that somehwre, but i forgot what to take note of about the pool…

I never buy houses with pools. I suppose you do have to way up how cheap you are getting the house for.

Buying an investment property with a pool can become a bit of a nightmare.
From experience (I used to be a property manager), tenants get excited when they see a sparkling pool and have visions of pool parties all summer long etc etc etc. It becomes a totally different story when they realise the work that goes into looking after the pool (and by the way, they dont look into this before they sign the lease!).
So what was once a beautiful looking pool sometimes becomes a murky cesspool – filters bite the dust and if its a concrete pool and it stays murky for too long, you’ll need to repaint it.
So in short, I wouldnt touch it.

PS I read your post about the land in Melbourne, and the nasty clauses that seem to go with it. Can I ask where in Melbourne the land is?
I stay away from any place with a pool unless it’s on common property.
Gooday, As a former pool owner they are great if you live there, however to rent out forget it, as most tenants are lazy on maintenance (unless it is your Mum & Dad), and won’t spend money on your pool maintenance.
The way I see it is if an expensive fully landscaped planned inground pool with superior fencing is installed then yes it adds value to the home, but if it is a cheap hole in the ground then it adds nothing in value to the home.Best of luck.
