To come up a book title, things should be considered are (in my opinion): what this book is about(of course), are they true stories and be done or just unproved theories, and something to astonish potential readers, and tell as much info as you can in as short title as possible, so that if my friends wanna buy in bookstore won’t have to mention a too long name.
Some titles I got, but may be able to be rephrased in a better way:
1) “True (or My) Stories to make positive cashflow in property investments possible in Australia (or in 21st century) — from 0 to 130 properties in 3 years”
2) “Positive cashflow properties do happen in Australia — My stories to acquire from 0 to 130 properties in 3 years”.
3) “Make (or How to make) positive cashflow properties happen — I did (from 0 to 130 properties in 3 years), you can too”
4) “Having 130 positive cashflow properties in 3 years is not a fluke”
5) “My techniques to acquire positive cashflow properties — from 0 to 130 properties in 3 years”
6) “Journey to positive cashflow properties — from 0 to 130 properties in 3 yeasr”
7) “How anyone can acquire positive cashflow properties — I did from 0 to 130 properties in 3 years”
“Path to retire young (or financial freedom) through positive cashflow property investments — stories from 0 to 130 properties in 3 years”
9) “Positive cashflow, retire young — stories from 0 to 130 properties in 3 years”
10) “Positive cashflow property is possible for dumber — stories from 0 to 130 properties in 3 years” — may be offensive.

Well I find that when I am in a book store now I tend to steer away from all the books about secrets, 10 steps, fast quick easy money with long titles! etc etc.
So to take a real estate pun! ( From position!)

This is very hard, especially with so many good ones already used. Here are a few I have thought of.
1. “Planning for success” or “A plan for success”
2. “The building of an empire”
3. “Reflecting on a dream”
4. “From zero to hero”
I have deliberately not used the words property or positive or cashflow or anything similar as the sub heading mentions property and the book and the intro will explain the how’s and why’s etc.
The title should be simple, succinct and very general. It should tap into people’s aspirations. This could be based on current workplace worries, eg longer hours, unpaid working hours, less time with family, etc. There is also a yearning for people to take control of their life, which is a key determinant of happiness. The title should address these human aspirations and avoid technical terms such as ‘cashflow’, ‘positive gearing’ or even ‘real estate’ or ‘property’.
With the title focusing on broad yearnings to get people in, the subtitle should be more specific, to back up the basic approach (in this case cash-flow positive property). It should not contain numbers.
I suggest the following (subtitles beneath).
1. SACK YOUR BOSS!
Financial freedom through positive cashflow property
2. WHY I DON’T HAVE TO GO TO WORK
Pay yourself more than the boss does
3. THE SEVEN DAY WEEKEND (OR PERPETUAL LEISURE)

Earn more than your boss ever paid
5. THE YES DAD
Financial freedom to stay at home
6. DADDY, ‘WHY DON’T YOU GO TO WORK ANYMORE?’
