hi first time here.i want to subdivide the ip by building a 3 br house on it.problem is how do i compensate the tenents when i cut the back yard off,particuly when they have a large dog.any ideas

I guess it depends on how much you like the tenants. ie. If they are good tenants, and the dog is well behaved, them perhaps discuss it with them. All the while not losing sight of your goal to subdivide.
I have a friend who has two large dogs, and they live in a townhouse with a small backyard. The dogs are walked/run twice a day, and have no problems.I guess it comes down to pro’s and cons for you.

You may have to reduce the rent a bit to compensate them for the reduced size of their backyard.
If they are on a lease, you may want to take $5 pw off their current rent, until the end of the lease. From the tenant’s point of view, they are paying the same rent for something different to what they moved into.
I think it’s very important to keep your tenants happy and do the right thing by them.
I’m sure this will be more than compensated for by the rent you will be receiving from the new property.~ better to die on your feet than to live on your knees ~
They can eithier replace the dogs with small ones or just change pets to a cat.Problem solved.NEXT

If they are good tenants maybe be a little creative. Depending on returns, etc…… maybe you could put a kennel in for them without rent change. Offer them an upgrade in their property. For example… I realise you are going to be losing some yard space but I would love to spend $500 on the property. What would you like me to spend it on ? Give them the choice as a placation method. In the end you are still improving your property but also their lives and contnentment.Hope this helps.
