    Hi all

    I called a real estate agent in regards to selling our block of land in Mandurah WA.

    They faxed me their fees. For the sale of a $90,000 property the fees are $3,150 plus 3.25%.

    I work that out to be $6,075. (for a bit of dirt)

    Can anyone please share their advice on whether to sell the land privately or through an agent.

    Or can anyone “In a nutshell” give me a run down on fees and the process of selling privately.

    Hi Young Gun,

    I spent 8 months in Real Estate a couple of years ago. Our fees were 3% plus GST plus $500 advertising contribution.

    An agents fees are varied from agent to agent and are always negotiable. The problem here though is that any agent that will quickly negotiate away thier fee will probably not do much negotiating for your sale price.

    If you choose an agent choose one that is reputable and has good negotiating skills. Ask them why their fee is what it is and see how they react. If they give solid reasons and even have testimonials, then go for it.

    Always remember you are in charge and you have the say on the price you want.

    G’day

    Matt – good idea about the “testimonials” in theory.

    In practice, my wife and I sold our PPOR about 2 years ago, and we were impressed with the testimonials that the agent we eventually went with showed us before we signed up for his services.

    Once the house had sold ( and in the agents defence, he did get us a good price ) I was very surprised when he actually asked us to write a testimonial for him. When we suggested that surely these should be unsolicited, he wrote one himself, and then asked us to sign it for him !!

    Just sharing an experience – I fully agree with your other suggestions for Young Gun. I don’t mean to rain on your parade, so please don’t take offence :-)
