no-money-down flips – how?

I have been reading Money Secrets of the Rich, by John Burley, and there is an example in there of one of his Australian students doing a few flips with none of his own money to get some starting-out cash. Problem is, the example confused the hell out of me. Could someone explain to me what the procedure is to do this? thanks.
