    Hi everyone,
    after spending a few weeks investigating using buyers agents, I’ve found the following to be the case. Firstly, buyers agents are not interested in properties much under $250k, since they work on a commision basis and if they do offer a fixed fee it is usually exorbitant, making it unreasonable for cheaper properties. Secondly, most of them operate inner city and hence have little exposure to +ve cash flow. When I flatly stated that I require +ve cash flow, I was belittled for contemplating such rental returns. Finally, given that they operate within CBD’s, I’m dubious as to how well their expertise would carry over to those areas likely to satisfy the 11 second solution (200pw rent for every 100k).

    Given that I’m purchasing from abroad, I’m now down to two options. Use the one buyers agent who does understand +ve cash flow, but operates outside of my desired area. And/or push ahead with it on my own, purchasing in our desired area (SE QLD) with the assistance of family and friends.

    But, enough of my problems, I’m interested in your experiences with buyers agents when seeking cash flow. There was a post on buyers agents a week or so ago, maybe some of you have also researched this avenue since then? Would you then agree with my findings?

    Once again a right of reply, as a buyer’s agent. I am interested in genuinely helping people, and don’t feel the need to only help the wealthy ones – but I must agree with you, that from my experience of other buyer’s agents, they do seem to be swayed by the commission factor. Keep going till you’re happy with what is offered – after all, it’s your money that’s on offer. Good luck[8D]
