Can anyone advise me on their experiences of using friends and family as investment partners?
I’m a little hesitant though presently have little other option.
I want to do some “bird dogging” Flipping, Assignment of Contract.
With no back-up capital, I figure I have to have buyer organised prior to placing an offer. To be on the safe side.
I feel that I could be most honest with someone I know. Meaning that they would know I’ve never done this before, though would understand my proposal fully before going ahead.

My policy is this:
Blood is thicker than water and it’s hopeless to try and clean up blood with plastic money… it only causes a bigger mess.
Unless you can come to a commercial understanding, don’t mix them. Friends are worth more than money.

I agree with Steve on this one. It gets too messy and you end up loosing friendships. I know of potential investors, just doing nothing and I want to shake them and give them a kick up the ‘uuuhhhmmm’ but I know that should something bad happen, I won’t be able to help them or get them out of a fix. It’s your choice in the end.
