    Hi Tas Investor,

I think thats a great idea. I have only been on this forum for less than a month and I can see more and more Aussies working out that they can buy NZ IP without being a NZ resident or requiring an Aus based home loan. Its going to get bigger – so yes – lets have a separate forum!

When you think about it this forum started with Aus in mind. Of course I may be wrong.

    Hello !

An estate in fee simple is the interest in land, which gives the owner the greatest rights of enjoyment and use and the fullest power of alienation. See also freehold land.

Here is an article on my site about land structures in NZ – contributed by some lawyers who deal in property.

    Hi all,

I would like to thank all the forum members who sent me names of property managers. I am adding them to the list now and will upload the additions soon. I still need quite a few more!!! I will post in here once I get the additions uploaded.

Hmmm… The NZBMA is where I go to locate mortgage brokers.. if they are approved by them then I will use them.

for example -> Try Kieran Trass at http://www.mortgagenet.co.nz who you recommended is approved by them and displays the NZBMA logo on their main web page.

Interesting in that I did not see any products that they were selling. Thanks for the observation. I will have a look.

    They also own goodreturns.co.nz

    Best regards

Sounds like a plan! I am currently trying to build a NZ property managers list so people have a central place to look. Does anyone have any good property managers they would like to share with everyone?

    Hi lifestyle….

have a look at this post https://www.propertyinvesting.com/forum/topic.asp?TOPIC_ID=3758

It may help…I have accountants, trust lawyers and real-estate agents who contribute articles on my site. Most of them do not mind an email or two asking about issues.

    Hi !

It all depends on how you structure your finances within NZ. Try looking at a couple of trust articles I have on my web site – they were written by a guy who looks after my trust in NZ – I live in Mel.

    http://www.propertytalk.co.nz/modules.php?name=Content&pa=list_pages_categories&cid=3

Here is another link to some other articles regarding NZ accounting and tax. If the articles do not help you the authors might.

    http://www.propertytalk.co.nz/modules.php?name=Content&pa=list_pages_categories&cid=7

Please note all – I do not get any benefit (money, fee reductions etc..) from the authors of the articles. Everything on my site is free and contributed for free.

    Hello !

In Aus I have CGU landlords insurnace. They seem to be the most talked about in forums – in a positive way of course!

    Hello All !

We looked at rentsure but went with http://www.tower.co.nz/ they seem to cheaper and cover more. My thoughts only. It interesting to note that rentsure and tower are the only ones around offering landlords insurance. Anyone found another?

    best regards

    Hmmm interesting..Nelson4u.

I want to post an article or story on this to my web site. Maybe I could reference your newsletter? As a landlord I would be interested in this concept if it gave me the best deal. I think other landlords would be as well.

Please email me if you are cool with referencing your newsletter.

    Hi Freedom,

My wife and I are also kiwi’s living in Aus/Melbourne. We brought one IP in Melbourne and that was enough! Apart from the stamp duty, the additional fees and taxes and the low return we do not expect to make any pos cash out of it for at least 5 years from now.

We now buy in NZ (currently two – we started last year). There are loads of places you can look at and like muppet said read the awesome post on NZ Suburbs!

We have a great power team in NZ (mortgage broker, accountant, trust lawyer, property manager, handyman) that we trust without even seeing them. I still believe without doubt that kiwi’s are more trusting than Aussie’s. In NZ we trust a person until they break that trust – in Aus people don’t trust you and you need to earn their trust. My observation only readers.

I have just found this forum and I must say it rocks ! muppet and minimogul are very very helpful.

    Hello All!
My wife and I are Kiwi’s living in Melbourne. I’m in IT selling Java stuff – my wife is currently changing careers from IT recuritment (which is dead cos of seek.com.au) to property developer. We have one IP in South Melbourne but the rest (2 IPS) are in NZ. We will not buy anymore IP’s in Aus cos the prices are obscene and the tax (stamp duty for one) is a major slap in the face. We are buying in NZ from now on.

    Best Regards
