    Hi all,

    We rent and have no desire to buy a PPOR for a few years. The reason why is where we live is cheap to rent but VERY expensive to buy. The area is lovely, 30 minutes walk into Melbourne CBD, loads of trees and parks for our dog. But we are not going to pay 600k for a two bedroom miner’s cottage that needs 150k of renos to replace the stumps, rebuild the bathroom and remove the cracks in the walls.

    Hi all,

    First off – I will not earn any money or kick backs by stating the following.

    My wife and I brought Dales Trust Magic book and cannot put it now. In fact his book is so good that we are currently re-doing our legal investment structures in Aus and NZ. The book is worth the money!

    Hi Casey,

    The PM issue is huge !
    Where do you get a good PM whom you can trust?
    How much do they want to manage your IP’s?
    How do the tenants feel about them?
    etc…

    I have been trying to build up a list of recommended PM’s in NZ within my site and so far after 2 weeks I have 3! I am not sure if someone in Aus has created one but I think it would be a great idea.

    Good points Frenchman…. As with all investments there is risk and I suppose it all depends on how much risk you want to take. I personally think investing in Aus is more of a risk than NZ.

    I have created a number of question sheets for professionals. Some of the questions I ask are quite direct but hey its my money! I have posted the question sheet for a property manager – use what you want. The other sheets are on my site – (you need to be a member but its free).

    2. What is the management fee percentage? (GST Inclusive)

    3.What other charges and/or fees are applied to managing the property for rental?

    4.Do you have a separate property management department which are dedicated to the management of property?

    Property Manager Information

    5. How contactable are you (mobile, weekends)? Do I get a direct number?

    6. How was the rent calculated?

    7. How many properties does the property manager (who will manage my property) manage?

    8. How long has the property manager which will look after my property been with the company?

    9.Who takes over when the assigned property manager is on holidays?

    Insurance Information

    10.What insurances do you set up for the landlord?

    11.What are the prices and conditions?

    Advertising Information

    12.What are the options for advertising?

    13.What are the prices?

    14.Where and how do you advertise? (newspapers, Internet flyers etc…)?

    Tenant Information

    28.What is your view of tenants?

    29.Do you have a direct debit system for rental payments?

    30.How do you screen tenants? Do you perform a credit check?

    31.How do you handle disputes?

    32.How often is rent paid? If tenants wanted to pay more often (ie, so it fell in sync with their pay), would this be possible?

    33. What do you do when rent payment doesn’t arrive on the due date? What is your procedure? Do you wait until the two weeks period is up before starting proceedings or do you send out reminder letters to the tenant?

    34. How would you know if tenant wasn’t looking after the property? Would you find out at the end of the lease?

    35.What do you do with tenants who damage the property?

    36. How clean will the tenant leave property? Are they expected to steam clean the carpet before they leave?

    37. Do I get the one property manager looking after my property or is it whoever is available?

    The purpose of this document is to gain a clear understanding of the processes and commitment of XXXX to perform the duties of property management.

    Its funny but some companies don’t understand the basics of how humans work!

    There is a property investment forum in the UK which use to be run as an independent forum. Then the owner was offered some cash for the forum by a mortgage broker firm. The owner sold up and now the forum is owned and run by the firm. They give no mention of who owns the forum and is still stated as independant. However, if you post a question such as “who owns this forum?” the post will be removed in less time it takes you to make a cuppa! In fact if they do not like your post it will be deleted with no reasons why. The only way I found out who owned the forum is the the mortgage broker company had the forum as a link on their web site!

    Hi all,

    My only thoughts to this is ->

    how much will it take people to get off their butts and change their lives for the better? If it takes 15k for them to get motivated then so be it. If it takes less than that then thats great. Some people need to spend that kind of money in order to get motivated some do not.

    I would say to you first check out the forums – post questions to people and see the answers. If you feel that you still do not understand what you need to know then look at courses.

    muppet is right the NZ Suburbs thread is awesome!

    My wife and I live in Melbourne but are kiwi’s – we buy IP in NZ without looking at the property ourselves. We have a great team in NZ. To answer your question about Aussies who are not resident in NZ buying IP – there is no problem from my understanding. You can even get NZ loans.

    Hello kiwiboy!

    My wife and I have brought one IP in Melbourne and that was enough for us! Due to the stamp duty, the amount of rentals out there, the other additional taxes and house prices we have started buying in NZ. In less than one year we have purchased 2 IP’s (for the same price as our IP in Melbourne) with good cap growth and good rent that pays the mortgage. We live in Melbourne and are kiwis but our loans are from NZ banks and to get an NZ loan you don’t have to be a kiwi or resident in NZ. I have articles on my web site related to this.

    Search within this forum for the most amazing thread I have seen on NZ Suburbs (its titled “NZ Suburbs” – its about 7 pages long and tells you where to buy in NZ.
