    the question of whether u can service the loan of 382k plus 650K or not is up to you.. you need to work out your income and expense to decide it for yourself. No one can answer it for you.

    You have to pay CGT tax on the apartment if u are negatively geared it when u sell it. So if you dont want to pay CGT on the apartment then either u dont negative geared the apartment or you never sell it.

    yes i am one of those as well. got quite abit of loss on it atm.

    but it is good to know that now u can claim the loss against ur aus income and gain. tks for that info as my accountant doesnt seem to think we can do it last couple of yr.

    did u negative gear this piece of land? if NO then i dont think u have to pay any CGT at all.

    I think if u build and make it a residential home then CGT will be pro rate just like u rent out a home u have live in for a number of yr.

    that is just my opinion, best to check with a accountant/ financial planner.

    $480 a wk gross or net ? Assume it is a gross figure then the bank will lend u abt 150k based on 80% lending. So ur total purcahse power is around 180k mark.

    based on ur wage, there is nothin much benefit of negative gear, so it is best to look for a +CF prop, and good depreciation as a bonus.

    If u buy something that self-funded and hold for long term then you wouldnt have to be too worry abt these bubble hype.Long term is the key, not speculation.

    20sqm on lonsdale? sound like a student accom, studio apartment. lettin at 300 is not realistic even fully furnished. I live in the city so i kinda know these market well. The location is good but the size and price look funny.

    Hehe dun think u can get 20 square one bedroom for under 200k, so must be square metre.

    that was great advice Chris, i just startin lookin at NZ. So say i on 80-100k, purchase 1st property in NZ and possible more in future so what u say how i should structure it??

    yah i agreed with u, i wouldnt pay anyone money for things like that, esp when u have to pay thousands for it. At the end of the days, the principles of investment are all the same. I work for a property investment consultancy group in melb, we are lookin into NZ market at the moment so i thought i do some research on NZ, and Hans selling this DVD on NZ property for 29.95, and i thought it ok to spend, but the dvd contained nothing but marketin his NZ trip..so it was a waste.

    So stay away any pple that want u to pay to listen to them…ie henry kaye

    i bought a servicing apartment in melb recently. My bank, CBA wont lend coz it is too risky for them, my lawyer put me on this mortgage broker, who still couldnt do anything and try to put me to this high fee high interest loan.

    Anyway to make it short, i went to NAB thru some contacts and got my loan approved.

    so let me know if i can help.

    BTW for pple out there that interested in investment properties with rental guarrantee, the company i work for got projects in NZ, sanctuary lake VIC and Robina QLD. These are excellent location with excellent rent that fit into what we call “self-funding property investment port-folio”
