    James,

    Have you ever sold a property via the auction method? Clearly selling by auction enables you to sell the property faster, and you also have the added protection of a reserve. For those who are investors, surely the quicker you sell the quicker you can access the cash for other opportunities. As far as costs go, what evidence do you have to support your claim that Auctions cost more? If your property is sold via private treaty it will remain on the market for an average of 90 days (just did a formal study for work) if you sell by auction it will be sold in an average of 43 days. Clearly a little more reading is required good sir.

    You make a very valid point there. Watch the commodity cycle very carefully so you know when to get the f#ck out of those holes.

    I’m buying land to develop, however I was speaking to a local investor down there and the rent he’s getting for his properties is high when compared to other coastal regions in NSW (Around $450pw for a 3 bedroom house that cost him $300K last year). Impressive new infrastructure in Bateman’s Bay, only a short drive north will also bring more people to the area. I think its worth a look, that’s all.

    Just returned from the South Coast. Looked at properties from Bateman’s Bay to Broulee. Some great spots.

    Don’t let anyone kid you into thinking property investing is easy. Real Estate agents offer a wealth of knowledge, even the really average ones. They are in that particular market every day and should know it inside out. I personally look at over 100 properties before buying one, you should do the same.

    Nothing yet. A large subdivision of waterfront land is about to occur. I have just returned from the region, those in the know up there are attempting to get their hot little hands on anything they can. This subdivision will basically put the region on the map. I’m currently negotiating a 3 bedroom house with waterviews. They rental yield is quite high, however once this subdivision goes through median land prices for the region should nearly double. Just trying to help a few people out, noting the majority of people ask where to start…

    Sounds like you are very employable and I wish you all the luck in your pursuit of a job. I really don’t think its appropriate for this forum. There are other places to find jobs i.e employment section of the paper….

    The Darwin rental market is rather sensitive. At the end of the day you own the property and pay the property manager’s wages, don’t let them dictate terms to you. I’d dispatch whoever it is that’s managing your properties and get someone good on. I’ve researched and reckon I’ve isolated the best manager in Darwin. Will pass details on if you want.

    I think areas on the north west coast still have a great deal of growth. I’m eagerly awaiting further price rises.

    I just managed to get a copy of my valuation from the bank. It took a great deal of schmack talking, but they finally agreed. A little victory to the investor for a change.
