I know its tedious reading through the entire forum, I’ve been guilty myself of not doing so prior to entering into discussion. If you read through this thread and indeed any others I’ve put up, you’ll plainly see that I always encourage people to perform due diligence. I totally agree with you, hence there’s really nothing more to say on this thread.
Thanks Westan. Its just in my position, I come across alot of information, thought some of it i.e a large land sub-division occuring or something, may be of interest. The way I honestly see it is that there are soo many great deals out there that even if I could get access to unlimited finance I wouldn’t have the time to do them all.
Get a life! I’m not the only person who has mentioned areas on this forum. I have never advertised a property, nor would I. Very tired of sceptical people like yourself, who clearly lack the knowledge to be a success in this game.

Very tough to find areas in Oz that come anywhere near the sought after 10% yield. I guess Westans right, NZ is the way to go for these deals.
I receive various “In house” lender publications. Lenders are refusing to finance many inner city purchases
I have to agree with him, Sydney is definately an unaffordable market at the moment. I am also concerned that banks are black balling certain postcodes and simply refuse to lend on them.
I agree with parts of it, especially that Sydney is losing its entrepreneurial edge.

I’m not in that market, however from what I hear its got several key land sub-divisions going on at the moment. Check for any infrastructure thats going through and research your prices.
That’s a very interesting accusation to make, you have absolutely no proof and I am highly insulted. I am amazed that someone suggesting a hot spot could cause such tension. Don’t like the area, fine, don’t buy there, but don’t waste the valuable time of forumites with petty posts which don’t actually serve any constructive purpose.

My source is a very high profile demographer who I lunch with frequently. He is very highly regarded, appearing almost every week in the media. I will ask his permission to forward it on to you should you think it will be of benefit. I think you guys are doing some fantastic work in NZ and only wish I had the knowledge to get into that market.
Great stuff Westan. The market up there really seems to be moving nicely. The region has never seems more infrastructure and development activity. I wish I had have bought there 2 years ago, would have got in for next to nothing.
