I tend to look at sales volume, to determine what’s going on in the property market. If sales volumes are high, people are buying property, hence prices rise.

Breaking management contracts can result in additional fees. Make sure you check your management agreement.[cap]

Trusts are very effective business structures, however they do come at a cost. Make sure its implementation will actually enhance your deal i.e increase your level of asset protection.

    Baloo,

Did you really think about that last question? Justin purchased the carparks because they are in scarce supply and high demand. If you review your investment portfolio surely those investments which fall into these categories i.e. low supply, high demand would be among the better performers (That is presuming of course you have an investments portfolio).

How much will your money earn if you leave it in the Bank? Does it have any potential at all for capital growth? Are you open to diverse investing opportunities? I commend Justin for thinking outside the square, well done mate.

Why not advise your friend to start up a business from home or something like that. Have her read ” One minute millionaire” for inspiration.

Very valid point. However, it is clear to me that no one in this country can boast having access to unlimited finance, for even our richest man Kerry Packer has conditions or limitations put on his finance. I was eluding to the fact that if a banker knows you and trusts you, you have a far greater chance of financing your deal than if they don’t know you from a bar of soap. In my experience property is largely a people game, your experience might be different.
