    2 toilets is way to go. People are taking more time in 21st century to get ready. So, it is better to have 2 toilets. If it is investment. By experience. You fetch more rent and easily rentable,

    Dear Joey,

    be careful with renovations. Recently, I have done a renovations on old property I have. It took me 3 months to complete. Going was good. Painter delayed work by 2 months.

    sometimes, good trades people are busy. It can take more time than expected. And you have to factor I your salary and interest rate as we'll.

    first some half decent property and rent it out. So you have time to concentrate on new one..

    Dear All, 

    This is quite a fascinating discussion. 

    We have wannabe buyers being outbid at auction and complaining because the successful buyers were Asian-looking and therefore, according to the aggrieved parties, Chinese investors. They could be third-generation Australians, for all they know.

    It’s reminiscent of the eighties, when high levels of Japanese investment allowed newspapers to whip up a xenophobic frenzy.

    This current fear that the Chinese might buy all our property is nothing but xenophobia

    Developers have always targeted distant investors to, firstly, get rid of unsold dwellings for which there are no genuine local buyers – and, secondly, to go a step further and create new stock specifically to sell to distant investors, notwithstanding the local over-supply or depressed market.

    Do we need to stop all the trade in the world. Just because we are paranoid.

    Thats is a good interest rate. You moved in at smart time. I Hope interest rates will come down and I wil be way below that what your are getting. But I must say it is pretty good.

    Sorry it is .22% per year. I am still happy, he got me the best deal out there. When I went to bank. They offered me 5.2% But the same bank from the Broker was cheaper.

    Dear Benny, 

    If you look at the apartments coming into Melbourne market in next 5 years are 17,000. Half means 8500 are purchased by overseas buyers. 

    In that overseas purchased, Indians, Chinese, Indonesians, Singaporean, USA, and UK. All of them have to share. So, lets say the share of the Chinese will be around 1000.00. 

    1000 sales is not close to one Saturday Auction sales in Australia. We shouldnt worry much about Chinese buyers. They are actually bringing money into our country. 

    Do you think it is good or bad they are investing in Australia.

    Dear Terryw, 

    I am Getting 4.92% Interest from ANZ for all the properties. 

    1) Residential. 

    2) Some are 600,000 and some are 350,000. But all my properties, They are offering 4.92% . 

    3) No yearly charges. 

    Because on this forum we discuss about property Investing, I would like to know what other are getting. Qlds is getting 1.3% discount, That is huge than his interest rate will be 4.58%. I wish I can get that will transfer all my properties to his loan account. I am only getting .96% discount. 

    1) No application fee 

    2) No Yearly fees 

    and trailing commission for my broker at .22% per month. We are all happy. No news is a good news. So, i thought I got a better deal.

    Dear Tommytucker, 

    I have few properties with 1 toilet and few properties with 2 toilets. 

    All of them are more then 2 bedroom, Having two toilets will fetch little bit more money than one toilet. 

    1) If the couple is working, they need to get ready at a same time and have shower. 2 toilets makes life easier. 

    2) Guest can use one toilet other can be used by lady of the house. Lady of the house, needs a clean toilet every time. 

    3) If it is more than 2 bedrooms, 2 people can share the rent of the house and have their own separate toilet. 

     2 toilets are becoming a necessity. Same as like 2 mobile phones. 2 Computers, 2 cars. 

    On other side, yes people can hare all the above things, it not going to be easier if we have to share.
