Since i am just in the middle of painting myself i thought hell why not try to answer you question.
I tried both in the past; buying more expensive stuff is not worth it, cheaper one do the same job; buy cheaper, and when you finish, everything goes to the bin.My Q; hmmmm
I was wondering; are any of you ever going to stop climbing the stairs of wealth?

I like it too. And it is so true we plan things for too long instead of just jumping and doing it, that is how you really learn “by doing it”.

I am in process of getting the quotes myself and pools are getting more expensive every year. Couple years ago you could have fiberglass pool for half price of concrete one but those days are long over. I was always against the pools (maintenance, cost, limiting yourself when you sell) but…brings lots of joy as well, kids pool party’s, nice family time as well. You just have to decide are you going to listen to your heart or borrow less $$$$$$$$ ???? I am going for a pool, what about YOU???

I have nothing but praise for Jenman realestate agents. Previously i have been dealing with them buying and selling property, always professional, on time and very eager to help. Like you couple of years ago i wanted to enter realestate but i was put off as many by reputation about realestate agents and realestate as profession. In my dealings with them i never had any problems, and if i ever want to work for anybody i would try them first. What
i heard that they have excellent training and you will not be left alone on the desk with nothing but phone to do hard calling.My last deal was done but Jenman realestate agent, and he was a winner as well. And yes it is a real job.This was my opinion anyway.

Just to clear bit the air, my house is in very good spot, in very good area of Gold Coast, close to schools, shoppping, transport, near the golf course. Very convenient spot indeed. I am probably on the crossroads right now, not sure what is the next step. Would be wiser to sell and buy something that i can renovate and become debt free or?? That is my bigest dilemma. Would i be better of selling or staying where i am. That is where my confusion is comming from. Sometimes i am wondering what is the point of having nice house when we are never there, half of the house is never used anyway. I am not sure am i trying to convince myself of this or rest of you.

It would be nice to be debt free i would breath much easier, that is why i was considering selling and buying something smaller. IP that i bought recently it is not cf+, bought if from 190,000+ cost of buying of course, rent is 230 at the moment in november is going up to $240. Bought property here on the Gold Coast. Debt on my IP is IO loan, my PPOR is interest and principal. I havent mentioned in this post i have in previous ones i am basically new to all of this, dont have any experience in investing, but have been reading Steve’s book, have been reading this site for a while now. I was always interested in property, have done couple reno’s in the past, that’s how i started. Have done things hard way in the past that is why i am trying to avoid it now. I was trying to find cf+ first IP but timing was not very good. Under the circumstances had to buy something very quickly and it wasn’t cf+ but…next one will be. Hope this helps. Cheers.

Have decided to go through with it, called PM today and building and pest people have been there already (god, they are quick), everything seems fine, building seems in good condition, pest inspection, spot on. If i pull out now, i will have to pay them as well [angry2], i started this thing and i should as well finish it. Have to start somewhere i guess. Keep you posted if my heart survive all this. to be honest i could live withouth butterflies and lack of appetite. I know it gets easier with next purchase. Have so many different emotions right now. But you all said it will easier with next one, and next one…

I’ve just signed the contract on my third investment yesterday, and it’s not as nerve wracking, but I kind of miss that too.
