    They wont be bargains in the long term.

    In 5 yrs time, people will be trying to offload their rural properties because they realise they aint getting any growth, their not ve+ when rates rise and repairs eat into rents and the hassle of managing a property is not worth the effort.

    And thats without worrying about the resources boom and busts.

    No yellow cards, no fines. Let the moderators warn abusive users and then allow Steve the final say. I think with Bec it was reasonably well handled in that at least it was transparent and we all were able to discuss/debate the way it was handled.

    Looking forward to Bec returning as JenBec.

    Mr thinks its price. If its been in the agents window and still not sold its price. People know value for money.

    He already does. He is 3 yrs old and is my shadow – its daddy do it, not mummy do it while I am around. My daughter who is 4 spends alot of time with Mum.

    He comes with me to the local footy on saturday afternoons and he loves running around with my mates kids who are the same age.

    Every morning he comes in around 6:30am and comes to me for a cuddle.

    He also love the computer. It amazes me how much thery pick up and so quickly. They are both already playing some games on the computer that have been designed for their ages.

    Enough of the kids. Go THUNDERBIRDS.

    Ok. I accept the appeals court judgement. I would not be surprised to see her appear again as JenBec.

    Well maybe a branch level – I just virtually had my relationship manager begging me not to see a Mortgage Broker until we see them.

    I must admit at branch level they s#$t me.

    There all the same. High on hype little on substance.

    For that money, find a mentor or spend that kind of money on getting personal attention from your accountant or someone who can hold your hand a little.

    Steve – Have you placed Pisces on notice. I have seen a few of his/her comments over the past few months that seem to attack the person not the argument.

    Like suggesting Bec go see a psychiatrist.

    Depends where. But I find it hard to believe. You can buy an older style house in my area for that price, in Melbourne bayside surburbs for $360k that is about 5-10 mins casual walk to the beach and station and about 25kms from city.

    So why would you pay that much for a rural property.

    Different horses for different courses.

    I am selling an investment property because I want to use the funds to buy a development site and build two townhouses with my brother.

    I would keep my IP’s for as long as possible. If you settle down and start a family or something like that and you need the emotional comforts of a PPOR, then sell one or two investment properties with equity.

    There are many reasons people sell.

    This is a rental property. The property is also managed by the same agency. I dont have time nor do I want to hassle the tenant myself. So the agent suits me best.

    Ok. I apologise. Even I want a quick fix. I am starting to feel a little anxious paying extra for my latest ve- property knowing that the market has somewhat cooled.

    Thats a shame. I used to enjoy reading her posts. I always read them with a grain of salt. I never agreed with her all the time but from time to time I could see where she was coming from.

    I always make up my own mind but hearing differing opinions gives me a better understnding of all the issues.

    I think her main beefs were the high cost of seminars and wrapping.

    Growth from negative gearing properties takes patience. You need the growth from properties to become wealthy.

    My understanding is that it rains more in Sydney than Melbourne.

    Well I am hoping its me. I am selling the worst negative geared property (OK, Steve as the market is cooling ve- is not so good) and going to use the borrowing power to go halfs with my brother and do a townhouse development.

    I’m the accountant, he is the carpenter/builder. So hopefully in 2 yrs time I can give up the day job, do a few days work around the building sites and a few days work at the local accountants doing BAS statements.
