All my investing is through a company and all my purchases have been 80% LVR with no problems at all. The big issue that I have is not servacibility but security!
Years ago when I was writing adds I noticed that auctions with words like “under instructions of the mortgagee” or “under instructions from the public trustee” attracted more attention because people felt that there was a genuine and pressing and compeling reason to sell and they would get a bargain.
So we played with this and the one one that worked well was “under instructions from the equitable owner” which implied that the legal owner, who name was on the title, was the poor bloke having the house being sold out from under him!
So there at the auction was a bloke dressed in a snazzy suit, sparkakinginiging shoes smick as all can that kept being asked for instructions with much show and aplomb even to the point of halting the auction during bidding for an envelope of “instructions” being handed to the auctioneer that most people felt meant that the reserve was reached.
That knowlegde was made “public” in a real way!

I have a number of properties in a town with 5000 people but then I run the largest business in the town that isn’t the government or the government in drag so I suppose that I know what the employment might be like.
It’s the rental availibility that will drive the prices in country towns … Check out the rental lists and that will give you a clue!

If you halved the asking price to achieve a 10% yield buyers might become interested!

One has to ask what other sorts of credit cards and funding these people have or have used in the past and what interest rates they attracted.

Can you afford to fund the repayments, easily?
Could you afford to fund them if rates went up 2%?
Can you sleep at night with all this debt?
Are you covered if you became ill or lost your income somehow?
If you can answer yes to all 4 questions then why sell?
Read the contract you have signed. Is there any mention of a cooling off period.
Get yourself to a lawyer fast!
