    Negative gearing is not for me, I can’t afford the shortfalls, it can work for other people, it depends on your own goals!

    What I don’t understand, is why only the first one?????
    What was their reasoning for this?

    Isn’t it funny that when the real estate market is booming, the gurus are worshiped and followed, when the market is flat and it becomes harder to make money, the gurus are slandered. Its all their fault!!!!

    Thanks to Neil Jenman????? For what? For raking in the millions by creating and selling controversey while the average mum/dad investor still has no idea what investment strategy to use. Give me a break!!!!

    Whether its developing, fliping properties or trading options on the share market, any strategy can and DOES work, provided you educate yourself enough to understand it and make it work. If it dosen’t then I’m sorry but you have just scammed yourself!!! Take responsibility and move on, or else stop wasting your time and money on seminars and just stay in a job!!!

    Interesting comments, I think there is alot of difference between someone watching TV as a form of enertainment and escapism (personally I don’t enjoy it, Im too hyperactive to sit still), and someone (the average citizen) watching TV because they think they are going to learn something!!

    I just meet way too many people who’s only knowledge comes from watching the idiot box. Too many people have no idea about anything, whether it be their own financial situation or what they should be eating. They do things, buy things make descisions because the TV told them to.

    First there was religious dogma, then there was televison. When are people going to wake up, start questioning instead of accepting all recieved information and start thinking for themselves?

    Forget Jamie Mc Intire, I don’t agree with his investment strategies and I knew I didn’t from the first 5 minutes of watching one of his videos.

    What is ASIC trying to say here, the public are a bunch of uneducated morons who have to be protected from themselves?

    I was at a birthday party last night, the cake came out and the host told the 15 people there that it was chocolate cheesecake. When they served it out, it was pink with berries in it. OBVIOUSLY NOT CHOCOLATE!!! What astounded me was peoples reactions, they kept believing that it was chocolate cheesecake, and discussing how different it was. True story!!! I was SHOCKED! I again asked the host, what the cake was and he said chocolate cheesecake, I then asked, what part of it is chocolate, I can’t see it. Immediately everyone agreed.

    Is this kind of sheep-like, brain dead mentality what happens at seminars? Do ASIC know this, is this why people have to be protected? I have to question who is at fault here, the presenters or the followers?

    I agree, it is akin to painting your eyeballs. Infact, there have been scientific studies showing a greater brain activity when people stare at a brick wall than watching TV!

    You don’t have to be socially isolated by not watching the crap others watch.
    I don’t watch TV ever, but I find that I am not really a social outcast. News and current affairs are presented in such an abstract way, that you can pick up the whole story in a couple of seconds from overhearing people talking. Its like an infection, its in the community, it just comes to you whether you waste your time on it or not.

    Are Gym memberships scams?

    Some people will always be fat and unfit no matter what gym they join. Others benefit greatly from gyms or even a personal trainer. Still others are motivated enough on their own to run on the beach etc and have never joined a gym.

    A bit of financial education to a keen person can go a long way, but its all about IMPLEMENTATION and taking away what fits your own wealth creation strategies.

    I agree with Daz, if you can’t do it on your own, seminars won’t help. If you are able to do it on your own, you may be able to pick up a couple of things that you can use at any seminar you “choose” to attend.

    I’m no expert at this but I think I read somewhere that if they have been in posession of the land for more than 15 years, you cannot do anything, otherwise, you could have a case to get the neighbours to compensate you for the 2m of land they are using.

    Have you bought the land yet? If not I would either stay away from this one, or ask for a discount on the price as the land you are buying in reality is smaller than what it appears on paper.

    yes I agree, being a real estate investor is not a proffession most people understand. I also find that people that own one negatively geared rental properties also also call themselves investors and think they have something in common with you. Thats, OK, I usually tone my responses down to suit. The biggest problem I have is even before getting to the stage where I explain to people what I do.

    People that knew me when I was in medical science can’t understand why I left my career to buy real estate, they think I must be greedy or money hungry to do that, they don’t even give me a chance to get into strategies of investing. But as Wayne and Daz mentioned on this thread, Im starting to see it as an insecurity on their part.

    KP, I kind of am offering a service, if you have something to sell, I can make you a cash offer and you dont have to go through agents, for sale signs, waiting etc. Provided it fits my criteria. I also have some investor clients that I flip properties to if I dont buy them myself. A few people on this forum have sent properties to me to have a look at.

    Although we have offered the asking price and immediate cash settlements before in a hot market just to secure a property (if our due diligence suggests that we can make money on the asking price). Our strategies work better in a cool market, if people have had a property listed with an agent for several months with no results, they come to us and we can offer a private sale, sometimes they end up better off than if they had sold with an agent, if you consider agent fees, advertising etc. I manage to pick up one or two properties a month. not huge compared to some people on this forum, but enough to keep us busy full time.

    Not rocket science kp, all we do is buy property, value-add and re-sell. Just like all you other guys and gals out there. We use the old trick that in a hot market, if you don’t have a finance clause and offer a quick settlement, our offers get looked at more favourably (sometimes).

    I just knew that I wasn’t alone in this one. Talking about what we do for a living and money is bound to strikes fear in the heart of many investors. I commend you guys for being proud of what you do and not making other peoples insecurity problems your own.

    At the end of the day, unless we are having a conversation with the Dalai Lama or a monk in Tibet, we are likely to be talking with someone that works for money. So why do we feel so bad that we also get paid for what we do?

    We have our own business in real estate has been my last response, after explaining that “no we are not agents”, it was taken well, no vicious attacks about chasing money and greedyness. YET!!! So, I’m getting there!!!

    Thanks everyone for the tremendous responses. I agree with not discussing money and I would never tell people (unless they are in the same loop) that hey, I just made $50K profit on that property deal. I just find myself squirming to get away from the question everyone asks.

    How does everyone else answer this one?

    I have LIED in the past and just told everyone that I am a stay at home mum. Can’t use this one anymore because hubby has just left his job also and is a full time investor. Because the next question is, “oh so what does your partner do”? Thats where I get stuck, because as soon as I say, we buy real estate for a living, we’re back to the money thing!

    So for those of you on this forum who are full time investors and have no other jobs, here’s a question for you.

    WHAT DO YOU DO FOR A LIVING? Or WHERE ARE YOU WORKING NOW?

    Just another point, its especially difficult with relatives and friends that KNOW we have just left our proffessions.
    Here’s a response recently from a family member, “After 10 years of University and all that hard work, you gave it all up to chase money, dont you have enough, you better be careful, its like a drug, you will always be chasing it”

    I don’t know about you guys but the only way I find myself responding to this statement, is defensively. He’re is a typical response from me, “yeah, like you are working for free in your job, or you know in my proffession I used to work for charity (NOT). I don’t like it and its not in my character to be rude, but I find that I have little tollerance for illiteracy and stupidity.

    There is no avoiding the subject, at family functions, it always finds us.[angry2]

    Responses please, I would like to hear how other people deal with things.

    the returns are 12.6% and all shops have new leases. since it is still under contract, I dont think its a good idea to put the address up, but I can tell you after it settles. [biggrin]

    im not sure what the masterclass is, as I try to steer away from advertising. However, what you say does sound logical. You can factor in a predicted downturn in the market as part of your risk calculations. Ie after you calculate what your profit will be, ie what the property will sell for at the correct market yield. Take away from that, what percentage of downturn does it take to make your profits equal to zero. Ie if you are making a 20% profit, then the market will have to go down by 20% in the time available for you to break even. Then you have to logically guess how likely that is to happen. Maybe steve can describe this better than me.

    yes, those emotional properties. I have bought them too years ago when none of this information was available [angry2].

    can you “value add” anywhere? Ie if you can do something to the property to increase its value, it means that you can get a better price for it. Ie put up front fence, new carpet, paint, landscape etc.
