    Put all excuses aside, don’t wait for the market to heat up/cool down go sideways. There are always strategies you can utilize in any market.

    Don’t wait until kids are grown, you get a raise at work, you have to look into trusts/company structures first.

    the value of each would be exactly the same. The one having the depreciation benefits would be a better investment assuming that rental income is the same on both of them.

    We have no rules when it comes to investing, we buy and sell and trade and build and renovate. Some people may consider that “unfocused” but we do well enough not to need a job!

    And who said that having a good life style and investing have to be mutually exlusive? We try to have it all. We take ~10% of our profits once a project is finished and spend it on either a family holiday, buying something for the kids etc. The rest is invested. To us this is a strategy so that our kids won’t grow up resenting that all we do is buy properties and never have time for them. Soemtimes renos constructions etc can take us away from our family more than we like! Once something is finished, the kids are rewarded!

    What do other people think?

    you can also pull reports from RP data or upmarket or similar programs which allows you to do demographic reports including data on proportion of population that is renting in an area vs owner occupiers.

    To determine what price it would rent for, ring agents, say that you are a tenant and ask to see what they have on their books for you to rent. Check out also the local paper for private
    rentals.

    he he, thats funny. I get them all the time and just delete them without opening, unless I know who they are from.

    I know a friend of a guy in Canada (we lived there for 3 years), who actually fell for it and send $100,000 to a bank in South Africa. They sent him a first class ticket to come and meet them and to give him his share of $1000,000 in return. He took the trip only to find that there was no red carpet or riches waiting once he got there. The police in Canada or the bank couldn’t even trace where the money went because apparently you don’t need ID to open a bank account in South Africa.

    They don’t just THINK that everyone is naive and stupid, some people really ARE!!!!

    hi UA,

    Good post! I had joined a network marketing group just prior to getting into property investing. The cashflow wasn’t great, but it was just what I needed to give me some sales skills. I went from being a medical researcher who worked in a lab and only talked to other researches to having to deal with buying/renting etc with the public.

    I highly recomend it, if you don’t have lots of money to start a business from scratch or buy a franchise, it’s a good learing tool to act as a bridging step between a regular job and property investing.

    Hi Wallace,

    Thanks for taking the time to write that fully comprehensive and informative post. You have just summarised all the waffle in various rent to own packs and lease option e-books into one easy to read post.

    I have never done a lease option (but planning to soon), just a quick question that these gurus don’t seem to address, what happens if all your equity is tied up in 20 lease options (or how ever many your equity can buy) and you have to wait 3 years for the options to be exercised before you have some back end profit coming in? This is my only concern! That because we can’t sell out quickly, if a good deal comes up, we would not be able to quickly sell something and get into a better deal.

    I would be interested in seeing your response to this???

    It would be interesting to determine how many property investors are or have been at some stage, in a proffessional field. I think you would find a few of them.

    Uni for me was all the way, 10 years right up to PhD level. Although there is a huge difference between what I studied (medical science) and prop investing, I’m finding that the skills I learned at uni are very transferable to investing and other areas. Having an analytical mind, being good with numbers, graphs, statistics and loads of reading all help in property investing and these are all skills that became second nature while I was at uni.

    Does anyone else share my point of view? I know Steve was an accountant and even Dolf De Roos has a PhD. How many other investors on this forum are or have been professionals? And do you think it has helped?

    DONT DO IT!!!!

    If you make an unconditional offer, it is your signature and reputation that you are able to buy.

    The worst that can happen is they can force you to buy by court order. You may have to declare yourself bankrupt to prove that you can’t and you can kiss the rest of your investing career goodbye!!!

    Hi TFO,

    First of all, you already have a good start in being motivated, if you don’t have that step, all the money in the world wont help. Aussies advice for living at home is great. I got started in property at 19 (a long long time ago) and while I was still at uni too. The way I started might not be good for everyone, but here’s my story:

    I chose a property I wanted to buy and negotiated on the price, it was around 1990 and prices were low and negotiable. I then approached the bank with my dad. He garanteed the loan and my parents house was partly used for security. There were no forums or Kyiosakis back then to explain what was going on, but one thing that amazed me was that the bank factored in potential rent and added it to my limited income. I had no hope of buying a home to live in but I was able to get a “residential investment loan”.

    I was hooked after that, I aimed for one house every couple of years, now I aim for at least one a month!

    My first purchase at 19 cost $95,000. I still have it and it was valued 3 weeks ago at $420,000. The moral of the story is, its never too late, but starting as young as you can certainly gives you a head start.

    Its all part of the job BDM!

    We had a phone call on a public holiday from a commercial tennat who was the sole tenant in a large ($1m) property telling us that they had just locked the doors, closed the business and are NEVER returning. It cost $8000/month to sevice the loan and no rent coming in!!! (I won’t scare people by saying how much money we had to fork out before the problem was solved, it was more than a hot water service or 10!)

    But it goes to show, in this game, you have to be prepared for ANYTHING!!!!

    Great topic Milly.

    I had been taking people through one of our immaculate newly renovated rental properties all weekend. They all look so much better and cleaner than our own home. I thought about renting out our family home and moving into the beautiful rental property we were offering, but then I thought, we’d have to fix things up in our home before we consider it as being “rent ready”!!!

    Hi Rick,
    Westan is fantastic, I can highly recomend him, great person too. I have already bought a propery using him and have met his team here in Australia.

    Our plan for the next couple of years is to buy properties in the USA directly from the owner, like we do here in Australia. The reason is EQUITY!!! Buying houses at retail value, although they have great returns, are usually just that, great returns at retail value.

    IREIG have offered to teach us to buy homes with equity in the deal, at a hefty cost. AS TMA suggested, all the info is there, we just need to take the plunge, head over and just do it!!!

    I really don’t understand what all the fuss is about. [blink]

    If you have a good investment strategy and we are all sophisticated investors here right!!![wink3] Then so what if there is a decline in the real estate market?

    For properties that are bringing positive cashflow, and there is >50% equity in them, as long as they are in an area with more than one main industry, then tenants will still be able to pay rents, even in a depression. People are not going to run and live in tents, the world will still need rental properties!

    The only downfall is that if there is a decline in property prices, you won’t be able to borrow against the equity to buy more. But you can even protect yourself against this by having a resreve of cash or as RK suggested, gold and silver (see front page of Richdad.com).

    As far as Robert Kyiosaki goes, if a genius is someone that can take a complex subject like money and investing and explain it in a very simple way, then the guy is a genius!!!
