    Hi Batts,

    thanks for the info,

    you are correct, I structured this deal so that the T/B pay out their 20% deposit for the deal in the 5 year period, that way they can come up with the 80% by traditional financing.

    The thing that concerns me the most about lease options is, if they are structured in a way that they had less than 20% saved by the end of the period, they may not be able to exercise.

    My question is, is it our responsibility to make sure they can come up with a deposit, or theirs???

    Keen to hear your thoughts on this one!!!!

    I look forward to your input. People sometimes just want to look but not comment (I do this sometimes). If the figures were wrong, someone would have jumped down my throat by now. People love to tell you when you dont have it right, with great pleasure.

    I dont think there is a right or wrong in lease options, I just wanted other’s opinions

    I agree with gross, ask questions of people who do it, we’re all here to help, I buy commercial properties, but it would take me a week to write down everything I know, have to hit me with a specific question.

    Re books, there is not alot out there, one that I read is “How investing in commercial property really works” by Martin Roth and Chris Lang, these authors also have a website with some info, look up on google!

    I’m a little confused?

    What you wan’t to do is buy a commercial property and lease it to your business?

    Are you buying under company name that is different to the business you will be running in the property? If so then, its achievable.

    repairs and manintenance are not assumed to be part of a commercial contract. Normally they are paid by the landlord. Tennant normally pays for fittings.

    Hi Mary,

    The laws depend on what state you are in. Normally you “assign” the deal over to an other investor, or use the and/or nominee clause to nominate a 3rd party. If you don’t have a property under contract there is nothing preventing your clients bypassing you and going directly to the source, that’s just the risk you take.

    The forms you use are the EASY part, the difficult part is promoting your services and finding the deals. Most people become spotters AFTER they start investing not before. My personal thought is that you need EXPERIENCE in the investment world, you have to know what you are doing in your own portfolio before you start working on behalf of other people.

    you are correct, any equity available in the property belongs to the home owner until such time that the tenant/buyers exercise their rights to buy. The seller of the property has the right to use equity and claim depreciation before the option has been exercised and the propery according to tax laws is treated as a rental property.

    Equity in a house is not available for use if the tenant/buyers have placed a caveat on the property to protect their interest.

    maybe put a tag line that you are a spotter and let people contact you personally of they are interested in your services. That’s one way around it.

    I agree, there is alot of advertising on this forum and people selling to everyone else, its just not allowed if it is obvious!

    Hi Matt,

    Yep, talk to the tenant and find out what their intentions are. Don’t assume anything!

    14.7% is great returns for a commercial property. Is this above the normal capitalisation rate for the area you are buying in?

    If it is, find out if the rent has been increased just prior to the sale. Also what are the outgoings that you have to pay for, ie management fees?

    Another thing I look for in commercial, is the rent subject to increase, and if so, how often?

    Do the tenant have personal or bank garantees?

    Have the lease looked over by a solicitor before buying and if you are concerned about the tenant not renewing, you can sign a long term contract on the asking price subject to rental renewal for another 2 years or whatever terms you are comfortable with.

    why would anyone CHOOSE to be a stay at home mum and dependant on a man.

    And even worse, to be a stay at home mum dependant on some man for finances and actually believe that you do more work than him because you can change nappies. That’s just nuts!

    Have to agree with Daz here. I have had experience working as a medical scientist as as bringing up children full time (I have a 18 month old and a 3 year old). If I have to compare the two, I would definately say that working is much harder than being at home with kids! Lets give the guys some credit here!

    Let me compare, changing nappies to coming up with the next scientific breakthorugh, Hmmmm! It dosn’t take alot of brains to change a nappy!!

    Come on it’s not really that difficult to look after kids, long hours maybe, frustrating at times, but not difficult.

    I personally feel that alot of women make it harder than it really is. How many times do you really go to dry cleansers, banks, make beds and what’s with the milk and cookies and snapping fresh beans, yeah, these are realistic daily chores just like bathing dogs every day and mopping, vaccuming, dusting and sweeping kitchen floors (who does all this in a day?) sounds like a fairy tale!!!

    If you keep it simple then it WILL BE SIMPLE! And yes anyone can do it. My husband resigned from his job in Feb and we now share full time investing and children, he fit into the full time parent role very easily. It really is not that difficult to cook, clean a house and look after kids!!!!

    I’m no novice to property investing, but I still average a book/fortnight. At the moment, I’m reading the dollar crisis and the E-myth. (Highly recomended).

    There isnt a specific list of books that you read and all of a sudden you are a property investor, markets change property cycles change government laws change, you need to stay on top of it all.

    My aim is to stay educated and keep reading for the rest of my life.

    If you find that you are getting alot out of Kyiosaki’s and McKnight’s books, then you need to keep reading. Those are very common strategies that they describe. Moreover, those strategies only work in given market conditions and you need to know when and how to use them.

    Once you find that your knowledge base is so big that you start wondering why you didn’t write this book or that what you have gained out of the book can be summarised on half a paragraph, then you know you are a property investor!!!!!!

    positive cashflow is when there is a surplus of cash left over after all expenses (interest rates, manager fees etc) are deducted.

    A Negative geared property is when the rent is not sufficient to cover expenses. In this case the shortfall can be claimed as a tax deduction to offset your salary (if you are a high income earner).

    If you put up some numbers of cost of house, expenses, and rent, we may be able to work out how much you are loosing or gaining.

    Why a 12 month vacancy???

    I totally agree with Dazzling. Make as much effort as you can to pay off the defaults otherwise you may as well forget about being a property investor for a long time. Lending institutions will make it very difficult for you.

    I had a $270.00 defalut on my credit history as a result of forgetting a mobile phone bill and going overseas for 3 years, it was paid immediately as soon as I was made aware of it (3 years later). Lending institutions still make it difficult for me, every time we make a refinance application, it has to be coupled with a letter of explanation of “why did I not pay the $270″. We even had a $1.m development delayed for the sake of two hundred and seventy b%$#@Y dollars”.

    I can imagine how hard they would make it for amounts greater than that, even 2 of them.

    Do yourself a favour, prove that you are reliable otherwise no one will trust you.
