    wraps are different to lease options. This is just a rent on a normal tenancy agreement with the option to buy. What did the wrapper mean by legal loopholes?

    are you using a mortgage broker? If not, I would recomend you do and get them to shop around for you.

    OK, no more about Jenman on this forum, unfortunately he does not have the same respect for you or for anyone else who does wraps!!!!

    You make money selling wraps which to him is unethical, he makes money selling controversy, THAT is his money making strategy,

    HE SELLS CONTROVERSY

    How could you discuss his strategies logically without getting angry!!!!

    I would rather not discuss him at all, its a waste of time and I would rather focus on buying the next property (and wrapping it!!!!)

    we recently had a ute stolen, the cost of the car was $5K, we claimed it.

    It took a private detective to come in and interview every member of our house for 3 hours each before the insurance co paid the $5,000.

    Honestly, my time is worth more than that, for a measly $5,000. I would rather go out and buy a new car and not have to go through the b^%%%it of the insurance claims

    the time it takes to read through their stupid policies to see what is claimable, is better spent looking for your next buy.

    professional investors try to LEVERAGE as much as possible.

    Interest only and variable is the goer for max leverage, but you have to also consider your own risk profile.

    Im not an accountant, but I dont think you could claim any expenses (depreciation included) unless you have an income from that property to claim them against.

    Where to start????

    There are lots of options in real estate investing.
    buy and hold
    flips
    commercial property
    renovating
    etc etc

    I would suggest keep reading, educate yourself on the market and keep saving.

    If you are well educated, you will be able to spot an opportunity in a few minutes and also have the money to buy it.

    also, calling the agent involved and asking. Maybe say something like you own the house in the next street and are thinking of selling, you want a comparative sale.

    $120.00

    I totally agree with Dazzling. Most people hate lawyers, I hate insurence companies.

    We have multiple properties with landlords insurence, I made one claim in 15 years with CGU under their malicious damage policy.

    We got vacant possession of a propety where the tenants kicked in 4 doors, broke shower screens, screen doors, ovens, etc about $4000 of damage.

    CGU agreed to pay but there was a $500 excess for EACH door. Their malicous damage act only kicks in if you can proove that it was all done in ONE day not over a period of several years, like in our case.

    I can’t answer your question re-exact declarations that hsbc finance requires, but I would like to CAUTION you on buying a property with modifications not approved by council. Unless you are planning to demolish and develop the site, you are taking on a problem that may be very expensive. They could make you remove the back end of the property!!!

    If they approved a loan once, they will again for an “honest” house. Also, think about your credibility with the bank if you go signing stat decs for houses with no approval, do you want one loan or 100?

    alot of them are being given away for free, which is better than paying $895.

    I will be there, I think it will be worth the effort.

    pp you need to calculate what your GST would be in reality, talk with your accountanat, it could potentially be more than your profits, leaving you with a loss.

    Personally, I would run not walk away from this deal!!!!! The margin is not only skinny, it may be backwards
