yes, get these all the time. I recently put up a post like this one only to find out that everyone is in the same boat.
One thing that stuck in my mind that someone replied was that being poor is a state of mind and nothing to do with money. People with a “poor” state of mind cannot understand that not wanting to work in a job is not a selfish thing but a great thing to do.
When people tell me that all I do is chase money, I ask them if they work for free. Then I tell them, well at least I dont take time away from my kids for 40 hours a week just to work for money. I make money work for me and buy time to spend with my kids.
That usually shuts them up!!!!!

not sure about the ad you are refering to, but Neil Jenman does have a system of “ethical” selling tecniques that he sells to some real estate agencies for a franchise fee.
We have used Jenman agents before and were happy (they got us the price we wanted) then again, we were equally as happy with other agents too. It is all abit of a marketing thing, people “believe” that these agents are more ethical. But evidently, it works.

can’t speak for kiwi (thanks Kiwi by the way for providing those examples). But I’m presuming that the option fee of %5000 and the weekly option payment of $145 is dedicted from the final purchase price of $295,000.So the tenant has %5000 + 156x$145 =$27,620 to credit towards the purchase price if they exercised their option at the end of 3 years.

I would guess somewhere in the order of $5 to 10,000, might get you the deal for a block of flats.

Each council have their own regulations regarding the minimum size land per dwelling. Some are 1000m2 per dwelling, some are 250m2. You need to check with the council to see what they allow.

There are many creative landlording techniques to ensure you keep your tenants.
Offer incentives, White goods, TVs
treat your tenants with respect. Remember birthdays, christmas etc
offer a referral incentive, ie pay for referrals if they are going to leave.Approaching large companies is also a good idea.

Our 2 children now enjoy their parents as two full time investors working from home for unlimited income.
Although its still hard work, we can take holidays, spend all the time we want with the kids and don’t have anyone to answer to.

Is there a local investment club in your area, sometimes sitting with a whole bunch of investors discussing strategies of what they are currenly doing in your local market is worth its weight in gold.
Appart from reading, you also need to clearly define your investment niche, what do you want to do?
Buy and hold (positive cashflow)
renovations
developments
commercial
etc etc etc.and where???
from there you need to SPECIALIZE in that area and know it well before you move onto the next.
If you are looking to do everything everywhere, you will get very confused and frustrated!!!
