    The tenants definately have rights to a private home with no invasions by the landlord. The landlord owns the house, but its someone elses HOME! and also their private life. I don’t think being unclean is an issue if thats the way they want to live, the tenants have an obligation to leave the place in a clean state once they vacate but no one has the right to tell them how to run their lives and certainly not their landlord!!

    They may be able to use the invasion as a breach of contract by the landlord to get out of the agreement and into a better place. I would definately be getting advice from the tribunal and also an order for the landlord to fix the door!

    sounds like you have a professional con artist renting your property

    next time he tries the cheque thing, tell him you want either cash or a cash cheque, deposit it that day and see if there is any money in it.

    not sure about the square meters required for office buildings but generally in commercial real estate, retail shops have the lowest risk and are the easiest to rent

    Industrial warehouses tend to have a higher gross rental yield but are more difficult to rent if they become vacant.

    These are just generalisations and each investment should be looked at on an individual basis.

    I dont think there is any to avoid, it depends on your own risk profile and your ability to rent them out.

    our policy on keys is that its the tenants home not mine, If I lock myself out (I own my home) there is no one I can call so why should they, you are providing accomodation not a locksmith service. Tell them that if they loose keys or lock themselves out, its their resposibility to do something about it!!!

    What if you didnt keep a copy yourself? In alot of instances we dont keep copies of the keys we hand out to our tenants (we change locks between tenants anyway), they know this and dont call us!

    I have the rent to own pack and think its excellent, is the bootcamp an addition and what does it offer over and above the rent to own pack?

    just one last piece of advice, try also talking to the Landlords association of SA, they are pro-landlords and know the rules, they may be able to give you some advice that we at this forum are not aware of.

    Don’t have their number at right now, probably in my car! but if you can’t find it, let me know and I will look it up.

    Also if you are not a member, become one! it only costs $60 per year and they can represent you in tribunals (I think???).

    I dont think there is a way around it apart from selling it at market value to the trust and coping the stamp duty (we are also in this situation as we didnt have any legal structures when we started investing)

    Best thing to do is purchase all future properties in the name of your trust and borrow out the equity of the one in your individual names, this should provide some asset protection.

    You hit the nail on the head Don and Liz, people seem to cut up their credit cards because they themselves are out of control. Just like people don’t want to have certain foods in their fridge because they have no self control to keep away from it.

    Hi Yidin,
    We have never worked with weatherboard houses, I like the more up market ones, but we have taken red brick houses and rendered the front, that seems to work well especially if there are other modern style or newer houses in the area.

    I’m surprised no one else has answered to your post, I would have thought that many people on this forum do many creative things to make money in real estate!!!!

    Ricks rent to own pack is a must if you are serious at lease options, but just like any other guru course, if you dont implement the strategies, then its a waste of money!!

    because of the costs of running a company trustee, ie accounting costs, minutes setting up etc. It makes more sense to have one company running several trusts.
