    If my partner and I ever broke up (which is unlikely), the last thing I would be thinking about is how the stupid assets are divided, deciding what will happen to kids etc is more important than money!

    who cares????

    Just split the money in half and move on.

    You should always go into a relationship willing to give it 100%, if you dont trust your partner, find one you can trust and who’s absence will be much more devistating than money!

    when I first started renting houses I was 19 and honestly looked like I was 12. I didnt get taken seriously no matter what I wore! tenants used to ask, where is my dad, am I the landlords daughter? What do you mean you ARE the landlord, how did you buy this house?

    I now (at 36) get taken more seriously, don’t know whether its age or experience or both!

    We try to dress in neat casual attire when renting out our houses (no paint if we can avoid it).

    We find that I have a higher success rate at securing tenants than my husband! Not sure if people EXPECT a female landlord, but we have made it a policy now that he leaves and I rent out the houses!!!!

    you dont have to like your rental properties in terms of decor or style, but I think safety is an issue you should like!!!

    I know a person (friend of my husbands) who just reposessed a house after was tenanted for 8 years.

    He is getting married and will use the house personally. All of a sudden, the asbestos forming part of the varandah structure has become an issue and he wants it removed!

    It’s too dangerous for his own family, but it was OK for the tennants!!!

    He is also changing all the locks but never bothered to between tenants!!!!!!

    IM DISGUSTED to say the least.

    No wonder landlords get sued by tenants!!!!

    landlords are people offering services (homes) and tenants are people in need of that service.

    It is the landlords moral and sometimes legal responsibility to ensure that the services they provide are high standard.

    If you are offering a home for rent in a high crime suburb, then as a landlord, you should take measures to ensure the tenants safety. That means taking extra measures ie security alarms or windows.

    If it is not in a high crime suburb, maybe good locks on the outside doors may be adequate!

    If you were living in your rental properties, what security measures would you take to ensure the safety of your own family?

    Tenants are people with families too!!!

    nothing is a scam if you are informed and know why you are buying it.

    I believe alot of the API +CF properties are +CF after tax and not as a stand alone investment (margaret lomas style).

    This does not suit my personal investment style, but it might suit yours!!!!

    Generally we are open to opportunities all around Australia, but like to concentrate in Adelaide, because we live here. If the deals are interstate, the they would have to be very good to be worth our efforts.

    We buy both commercial and residential. The price we offer depends on how quickly we settle. Our business is exanding all the time and we are now getting better at offering the seller’s asking price if they are flexible on terms!

    Steve and his organisation have much more to loose than the individaul mentorees, if this gets written up as a scam, their reputation is shot!

    Why would they risk that on a mentoring program and get abused by people on their own forum, when they can make the same amount of money (EASIER) in property?

    My guess is that they 1. want to increase their profile even further and 2. they are sure it will work out.

    From the mentorees side, you need to work out what will work for you and as Gross said, if you dont like it stay out!!!

    Personally, this kind of mentoring program will not work well for my invetment strategies as I have gone beyond overall property strategies, I know what I want and where to get it, and Im only working in a small niche market. The mentoring program might touch on what I do, but more likely offer overall strategies! thats what I dont want!

    It wont work for me, so Im not in! It dosent mean that its not a great program or that I should now start rubishing what it wont do!

    It will WORK for other people! So work out if the shoe fits you personally and leave other people to make up their own minds!!!

    what on earth makes you think that investors would be willing to pay more for units than owner occupiers???? This does not make any sense!

    I would be targeting owner occupiers as they are the ones that buy on emotion and are likely to pay retail (or above retail). Investors buy wholesale and ONLY look at numbers!

    People buying single units as investment properties at retail price are not investors, they are SPECULATORS of capital growth, or uninformed investors!!!

    So, if you are 50 and are on 70K, your net worth ‘should be’ 392K. He reckons if your net worth is double this expected figure or more, 784K or more, you are an accumulator of wealth. If your net worth is half this expected figure or more, 196K or more, you are spendthrift destined to go nowhere.

    So Dazz, using that formula, you calculate what your networth “should be “according to your age right??

    Then you work out what it actually is and that determines whether you are an under achiever or an over achiever.

    The question is, when working out what your network IS currently, surely you dont count your family home and cars as assets????

    This would give you are wrong result. How can you actually live off a nest egg that you are living IN and driving IN?

    you loan it to the trust, it gets recorded in the meetings that you as an individaul is loaning x amount to your trust for the purpose of….
    your accountant or solicitor would set this up for you
