    as an investor you dont need a lisence, but you will be hiring a lisenced builder.

    dont know if you need one to oversee someones elses project, you dont need one to oversee your own.

    Hi GPS,

    I personally do very thorough research before buying. We look at median prices in the area, comparable sales data, demographics, council regulations and zoning, and suburb profiles, I like a 20% profit on what I buy and if my research dosent flag this, I dont buy.

    We have a mentor, but we are finding that we dont use him as much now!!!!

    sorry, just noticed you said torrens title not strata, the 48 townhouses threw me!!!!

    still personally, I wouldnt buy it!!!

    Hi SG,
    at a price of $275,000 and $390 rent, which is best case scenario, it is negatively geared and already loosing money!

    The rent expires in November, what is the expected vacancy rate? Will you be renting it furnished again?

    Is this a short term renal property or is it long term.

    Also you havent said anything about the management fees.

    at $275,000 this is above the median price for Adelaide, you could get a 3br house with LAND underneath it, for under that price in a growth area like Halet cove!!! Is $275,000 a bargain for these types of town homes? what are others selling for?

    Personally, I never touch strata titles, I like free standing, the value is in the land!!!

    I wouldnt buy it!!!!!

    hi Gross, great heading, you made me look!

    we are affiliated with the mint group in Sydney, they work closely with MGI accounting firms (tax and structure experts, we use MGI in Adelaide!!)and also have bird dogs. They find high returning commercial properties for clients. We sometimes send deals to them!!

    My brother got in contact with the appointor and asked him to remove him (my brother) as trustee and appoint either a company or himself (the appointor). He said he would!

    How can we check if he has or how can the trustee legally remove himself if the appontor objects?

    this is a great learning curve on trusts, I think I have learned more in the last couple of days than I have my entire life!!!!!

    Hi Cata,
    thanks for the reply. My appologies on being so vague. It is a discretionary trust, without a corporate trustee. My brother IS the trustee of the trust!!!!!

    I have not seen this before as all our trusts have company trustees.

    I know the appointor can remove the trustee and appoint another trustee. This is what I dont like.

    Also, what happens in the case of a legal dispute. Wouldnt the trustee be the first to get sued?

    This was my first exposure to NLP. I thought it was a great event and well worth attending. Didnt sign up for any of the courses they were offering, but my husband is doing some further courses with an NLP group in Adelaide.

    Hi Dee,
    look up http://www.tica.com.au you may be able to register with TICA which will give you access to a tenant database. You can use it to look up tenants or list them!

    I also manage my own properties and have had no trouble registering with them. I’m not a real estate agent (thank god) but I do have my own companies! It may be worth a phone call to them.

    I would like to know the answer to this too. I always thought that a tiled roof is better quality. However, we have found that houses tend to sell well with colourbond roofs as that’s what the market wants!!!!!!

    then again, I personally hate rendered houses, I think brick is much better, but again, who am I to argue with the market???

    we manage all our properties (except overseas ones). I personally like to have a good relationship with my tenants. also I find that I could rent them out quicker and for a greater amount than an agent!!!!! Never quite figured out why.

    agents have cost us too much money in the past, so now we try to aviod them.

    our overseas properties managed my property managers are the most underperforming of our portfolios and I personally believe that its because we are not managing them ourselves!!!!

    we’ve always dealt with commercial tennants with letters coming from our solicitors office. They get noticed more than ours do. Can’t remember off hand but I dont think they cost much.

    A solicitor may also be able to advice on how to handle verbal rental agreements, I’ve never had them but my feeling is that they are not worth the paper they are written on!!!!
