I used to do that too, sit in my office and look for property. I was very careful for no one to find out what I was doing because I found that people just got nasty towards people owning more than 2 properties.
I used to get called, a capitalist, and greedy and asked what I was going to do with them all?
Those days are gone [biggrin]
Now everyone accepts that I just buy property!

My family is from Cyprus and came here as refugees in 1975. I was 5 and my brother was 1.
I’m a true blue Aussie too. Very little attachement to Cypriot culture apart from being born there!

selling now is safest and has a high chance of profit.
developing may give you more profits but comes at a higher risk.
because you have so much equity in the property already, your risk of losses are much smaller to a developer buying now to build.
Why don’t you do some feasability studies projecting profits after development and see how much higher the profits will be vs selling now?

look these things confuse me as much as everyone else, I’m no expert. Our accountant rang and said to display our trust abn on all paperwork so we do!
Now, ours is a quick cash business, we dont hold any properties in that trust, may have something to do with the advice we were given????
It’s good to get ideas from these forums, but you need advice specific to your own circumstances!

The reason is that the company is acting for the trust not itself!

phone 0412 437 582Hi wazi, I have never used residex so can’t comment, but I usually just look in the paper or ring agent and enquire about rents in the area. If it’s for the purpose of renting out a house, I find that I get a general idea just with that method.

they can’t assume that everyone has the same circumstances.
this sounds like a great opportunity as it would be putting alot of people off.
go to the council and ask them, what would happen if you rented it to a tennant, since the original circumstances when the house was built is no longer there!
what legislation would they use to terminate your leases if you had it rented out?

I would have thought that if the initial rent agreement was in the brother in laws name and it had not exipred to date, that he would be liable for any rent defaults no matter who was living there.Who’s name is the current tenancy contract in?
