renovations take time and money. You can do it full time, the key thing is CASHFLOW. you need cash to get started, and you need to sell a few to generate enough cash to sustain your full time business!!!!
a business plan detailing exactly how you will go about it, if written properly, will alert you to how much you will need, then work out how much to sell and how much to hold!

phone 0412 437 582why don’t you hire a pm to go through the process of signing up a tenant. stand by their side and watch what paper work they do, and how they go about sourcing a good tenant. after they have been signed up, you can nominate for moneys to be paid directly to your bank account and you can manage them. ring the tribunal if you have any trouble and they will tell you all the appropriate forms to use.
Really, its very easy once you know what you are doing!

phone 0412 437 582renting to a friend will cause strain on the relationship should you need to up the rent or to evict them for some reason. Most people cannot keep a strictly professional relationship with a tenant if there are emotional ties to that person. You may be different, dont know but its something you have to consider.
2nd point, is why use an agent that will chew up your profits if you already have a tenant? You will get alot of benefit in doing it yourself, especially if this is your first one.
How will you know how to manage the managers if you have multiple properties, if you are not familiar with what is involved?

phone 0412 437 582It depends what you are trying to find, if you want to see how house prices changed over a 10 year period, I would get the average of all the house sales in a given year and put that in a graph over time.
If you want year to year, you could look at the average of all the houses in each month and plot that on a graph.
make sure you are comparing houses with houses and units with units.
median price instead of average works well. We also tend to look at volume of sales in our analysis.

another suggestion is to ask a real estate agent where they get their signs made up and go and see that company. We have done this before and the result was great. Private sales looking very professional!

renting out your PRoR is no different to any other property.From a tax point of view, it stops being your PRoR from the day you signed up the tenants. If you sell it, it is subject to CGT during the time it was used as an investment property.
If you havn’t bought it in a trust, now is probably not the time to do it, you would be subject to stamp duty if you transfer a property into a trust after it had been purchased in your individaul name. sometimes its not worth it.
This is based on the advice I have been given for my own properties in the past, I am not an accountant. Need to get your own advice related to your own circumstances!

we have found that a fresh coat of paint in a neutaral colour inside and out is cheap and gives it a nice clean feel.
The tenants will still fit it out according to their business colours. But it does need to be presentable.
If you do spend money on carpet etc, don’t spend too much because if it’s not what tenant want, they will remove it.
