If you need your solicitor to look at the contract, wouldn’t you need to give them the contract?
If the agent is hesitant about giving you a blank contract to take away and its a standard REA contract, then you could go to your solicitor with any clauses or conditions that you or the vendor want to add!

As for the newbies asking where all the cashflow positive properties are located, I used to be one of them a few years ago. Some of my earlier posts were embarassing.

phone 0412 437 582A major disadvantage is that the wrapee does not have the title to the property until all payments are made. If the wrapper finaces finacial problems, they might not be able to deliver clear title to the wrapee.
In traditional finance, the mortgagee has the titlle from day one!

pretty much what I’m doing now!The minute you stop seeing $1million as alot of money is the minute you know you are ready to invest!
The only way that you will see it as NOT being alot of money, is when you are confident that that amount is realistically within your reach, no matter what you are starting with.
Money does not make you rich, education and experience does!

DONT JUST BUY ANY PROPERTY!!!
It’s very easy to lose money! Dont take advise from real estate agents or finance advisors that suggest super!If I were you and I had no experience, I would LOCK the money in a bank and start learning how to invest!
Property investing is a PROFESSION! It can’t be learned overnight and if you wait for someone to just tell you what to do, you are in danger!I would hire a good property advisor or mentor who can educate you to make descisions along the way.
I could recomend one in NSW if you like (email me), but in the mean time, you need to keep your money locked up and get educated! Dont just look for quick answers.That $1 million can be turned into $10 Million in a year if you know what you are doing!

phone 0412 437 582these vendor financing or rent to own situations can offer great benefits for both parties involved and can certainly help people out of the rental trap.
You need to get independent legal advice, get a soliciotor to look over all paperwork to ensure that it is set up right. The biggest risk is if the vendor goes bankrupt and leaves you with no title, there are measures to take to minimise this. speak with your solicitor and see what they could put in place for you!

Then you could buy/sell what ever you want if she is not dependent on your income.

phone 0412 437 582We also made a claim on our landlords insurance (CGU) for malicious damage caused by tennants. We paid $5000 to fix various items like kicked in doors, brocken shower screens, roller doors taken off their frames etc.
Because we could not prove that the damage was done all at the same time and occured over a period of 8 years (they had 4 active teenagers), we had to pay a $500 excess for each item claimed!!!!!
It wasnt worth going through with the claim, but the insurence paid a total of $120 for the brocken shower screen.
The main thing to consider is that insurance companies exist to make a profit, not to loose money, they will worm their way out of anything, so the trick is to have the bare minimim of insurence and not expect too much!!!!

Where I did my degree, doctors were advised to EDUCATE their patients and make the patient see that there are CHOICES in what medication/treatment/change in lifestyle are available to them. The patient then makes an informed decision about what THEY want to do.
Then there are referrals to specialists in the area and the availability of second opinions!
If somthing as complex as the medical profession work this way, then why do people still take the words of their financial advisors as being gospel?
These government regulations are put in place to save people from themselves not from advisors!!!!

phone 0412 437 582investors usually have sunset clauses because they are looking at multiple properties and making multiple offers.
We try and limit the possibility of an offer being accepted months after we have signed it and forgot about it. we may not be able to finance it months down the track because have moved on with other things. hence the susnsets!!!

what I would like to know is that if you pay the $5000 or so to become a founding member of PIAA and also the $2500 to do their accreditation program, would you then become a qualified property advisor and get ASIC off your back!
Seems to me that experience in the real world does not count for much but doing these BS courses does!!!
I just dont understand that how consumers will be protected by taking advice from someone who is “accredited” by the PIAA. I think the real problem is some consumers really need to be protected from themselves no matter how many courses their advisor has done!!!!

It gets embarassing when we go visiting and our 3 year old asks if we own this house!

I have never accepted anything that people have thrown at me, Im against religion, against racism, etc etc etc….. anything that has to do with putting labels on people and then judging them. Not only do we not point colours and races out to our kids, but they are oblivious to things such as fat and skinny!!!
Hope our infuence carries some weight in their lives!
