    What is the logic of including people based on their birth dates instead of their knowledge and expertise?

    what happens if a 30 year old joins, will they be out the following year when they turn 31?

    just off the topic for a minute, make sure your contract with the buyer allows you to pull out incase the vendor sells the property on the open market after you have a tenant/buyer signed up.

    You don’t want the buyer to sue you because you can no longer deliver the property.

    Some people are really amazing.
    The way they choose to live their lives is truly astonishing!

    Instead of looking how to solve a particular problem,

    ie TAKE RESPONSIBILITY

    They instead look at who they can blame for their lack of success,
    ie “my land is too small to develop, and it’s my neighbours fault because they won’t allow me to share their driveway! “

    There is a very simple solution to this neighbours problem, he can easily do the development (without sharing the driveway) if he took some responsibility, sought some advice and focused his energy on soving the problem rather than blaming others. Instead, he is focused on moving the boundry line and blaming us for not complying!

    No, we are not going to point out any possible solutions to him! Even if we offer assistance on this one, what lesson has he learned? He will just be looking outwards and blaming others for his problems on any future deal! That’s not the kind of person I would like to help personally!

    we are using a mentor/property advisor from NSW. We run all deals and opportunities past him.

    I find that he is not only great in pointing us in the right direction but great when we are tossing up between different deals and can’t choose.

    The one we use is from prosper group in Sydney. I’m happy to pass on his details if you send me an email.

    thanks all for your comments, Michael, yes we do have a town planner representing us, Alistair, the rules sound similar in SA.

    The situation has just gotten worse, he has rounded up neighbours and fired them up to complain about not wanting 3 dwellings on a block, sewage and water overloads etc, some of the complaints are coming from people currently living on subdivided blocks with 3 dwellings.

    It’s just ridiculous!!!! None of it makes any SENSE!

    I can’t believe how unreasonable some people can be.

    According to some big developers that we have talked with, this is small stuff, but it dosen’t seem like it when you are going through it.

    Anyone been through this?

    Is it worth talking with the neighbours, or just addressing their complaints (as petty as they may be) at the next council meeting?

    In SA, hardly anyone uses solicotors to settle a property. There are many good conveyances around that can do the same job for cheaper.

    the fact that you have an option on something has nothing to do with CGT or any other tax. It’s when the purchase takes place that makes a difference.

    do you need a solicitor OR a conveyancor? Do you need someone to settle a purchase or do you have another property related matter, if so, is it commercial or residential. I can point you in the right direction, just need to know what you are after

    the short answer is you borrow out the equity as a loan and use it as a deposit to buy as many properties as you can. security is taken over the new properties! Im sure one of the finance gurus will answer this more fully!

    My suggestion is before you do anything, start educating yourself! It is VERY easy to loose money in real estate (I’ve done it!), must know how to work the numbers, what to look for, what the returns are etc. don’t just buy anything! properties are not all equal as some people think!

    Know where we could find an arborist that can write up a favourable report? This tree really does look bad, but we dont have a degree in botany, so our opinion counts for nothing!

    I’m aware that this is a common structure in NZ, but when we purchased our property in NZ, we were not comfortable giving anyone any share in our investments, we set it up differently!

    Trustee company with us as directors
    NZ-based trust.

    We only have one property and have owned it since June, don’t know if there are going to be any long term implications using this (Australian-like) structure, but it shows that you do have options and you do not have to set it up one way just because that is the advice you are given.

    I still find it odd, but that’s just me!

    what do seasoned developers usually do on a site with a significant but sick-looking tree?

    1. Obtain an arborist report to remove it?
    2. Let it go and keep looking for more property
    3. Any other suggestions?
