although they are great tenants, they still should be paying market rent not below. I would increase it at a rate of 10% every 6 months.a long term lease does not protect you if they decide to leave. You may be able to get them to pay another 2 weeks at best if they leave but you definately cant chase them for 20 years no matter what is in the contract!

In todays society, it’s just too easy to blame others, people just don’t seem to take any responsibility.
when victims get a hold of any gurus courses and can’t make it work becuase every night their bum has a prior arrangement with the couch, they blame the guru and think they wasted their money.ASIC, then step in to save these victims from themselves by warning them against the gurus.
Proactive people can read any book or go to ANY seminar and buy ANY course and be able to make some money from it, sometimes its just one new idea. But you have to TAKE ACTION on it!
Before you do any course, you have to decide:
What is your plan,
What is your niche,
Will you be taking action,If you don’t have answers to the above then YES it is a waste of money!

This website was not created out of love and good will just to help people it was created by entreprenuers that want to make money. It attracts people to the “free” forum and “newsletter” all aimed at selling products!
You can just take advantage of the free stuff and not buy the products, but main aim of this website is to SELL! Not to provide a free service.
I think it is very clever marketing!
I admire the success that Steve and Dave have, alot of it has to do with being very well marketed, both with their web site, products, services and properties.
Great marketing is what turns average property investors into great ones!

Just like people’s IQ’s can decrease with age, if they dont keep adding to their intellegence, so can peoples wealth if you dont keep building more of it!
