    I can’t recomend anyone, but you need to contact commercial agents who specialise in the area.

    What you are looking for is “imputed return”, it is an estimated rental return on a vacant commercial property that is calculated using comparable rentals in the area. A good agent should be able to provide this for you.

    you are correct, their best intentions are there, but the property does not get adequate exposure. There are cases where the method achieves top market value and there are cases where it dosen’t. It’s not fail safe!

    The whole system is missleading and deceptive, it does not hold the golden key to the best results in real estate. Nothing does!

    Auctions can achieve top price too, but not in other cases!

    I have bought a property from a Jenman agent in the past and sold a WEEK later for $20,000 more!

    I don’t support Jenman or his agencies, but the link stating that he was unethical because he was selling properties to wrappers was unfair, how was he supposed to control that, and what difference does it make anyway?

    Despite the fact that Jenman is desperately screaming out loud that his practices are the most ethical and everyone else is rubish, his agents are actually a great target for cheap properties!

    Here’s how I see it:

    They are not allowed under the Jenman system to advertise widely, the properties are never given enough exposure, and agents are restricted to working within their own database of purchasers.

    If you make them a low ball, but undervalued, offer, they will NOT come back and negotiate, that’s your final offer, it is easy to buy cheap properties from Jenman agents.

    I could garantee that a non-jenman agent giving the properties proper exposure, would achieve a higher price! It is not a fail safe system as he likes to believe and he does not achieve the highest price!

    I know because I have dealt with Jenman agents before, as investors, these are who you should be targeting! They need to make a living too!

    If you do purchase one as a rental property (I wouldn’t personally), you must absolutely disclose its history to the tenant, otherwise you are decieving them into something that they will persieve as normal when it isnt!

    You have to also (by law) disclose the information to any potential purchasers in the future, which could reduce the property’s sale price!

    commissions are an average of 2.5 to 3.5%
    I would go with one that provides an accurate appraisal
    be wairy of one that gives you a high appraisal just to win over your business, this is a common trick, it dosent mean that they can sell it at a higher price, only the market can determine selling price, agents that purposley up the appraisal to win you over are just plain dishonest! (and desperate).

    I would negotiate to pay for advertising only after they have sold the house at their appraised value (or above).
    make it clear that you will give them nothing, if they sell below and you will not be paying for advertising just to “try it out”.

    Be careful, they can very quickly chew through your equity! screen at least 3 before you choose one to work with.

    There is a big difference between an APPRAISAL done by a real estate sales person and a REGISTERED valuation done by a valuer.

    It is illegal to call an appraisal a valuation, and that is because it is only the sales persons OPINION of a probable selling price.

    You can’t take a real estate sales person to court because your house didn’t sell at the appraised value, but a registered valuation DOES stand up in a court of law!

    Many agents do use different baiting techniques based on purposely false appraisals to attract purchasers and win over vendors.

    These are currently being looked into (in SA anyway) and phased out by new legislation. You will find in the future that agents must disclose comparatable sales, and give an appraisal that is within 10% of the actual selling price, otherwise they would be breaching the trade practices act under their duty of care and could be up for litigation!

    I’m from SA, and there is lots of interest here! I think the SA and Perth markets offer more opportunity than Sydney and Melbourne.

    There are alot of investors in SA, it’s not just a dead piece of land!

    don’t think you will find them in city areas. In 2006, manufactured equity and cashflow. (lease options, wraps and developing) is the go!

    I am not a tax expert, and I’m sure that others’s will elaborate on my comments, but the common structure for asset protection is to have the company as a trustee for a trust that hold the propertes that you plan to renovate!

    Just in response to hp’s comments, turning an ordinary Australian into a millionair in 12 months is just like saying that you can take some fat couch potato and turn them into a super fit athlete in 12 months!

    Is it achievable?

    My thoughts are ABSOLUTELY!!!

    But it takes alot of dedication and proactiveness, especially from the individuals who are being transformed.

    If they are still fat couch potatoes at the end of 12 months, can they really blame the promoters who were there to GUIDE them or themselves for not taking action.

    The trouble with todays society is that there are too many victims, everybody wants someone else to blame for the bad situation they are in and no one wants to take responsibility!

    As for Rick Otton, he is one of the gurus that got me started, he promotes alot of vendor financing strategies that are great tools to any investment portfolio. His home study lease option kit, has formed the foundation of the business I am now running!

    But just like everything, if you have no plan, and plan to take no action, don’t bother with it, it’s not stuff that you buy and the next day you wake up rich, you have to actually know how to use it!

    It’s not up to Rick Otton or anyone else, it’s up to YOU!
