I agree with Michael.
In SA, you must be a registered land agent to legally act on behalf of others for the purpose of negotiations dealing with land.
Anyone flipping properties without a license is not entitled to a commission and may be fined $20,000 per transactions.
You need to become familiar with the legislation in your state.

Because of the land agent’s legislation in SA, ALL buyers agents have to be licensed real estate agents. I think it’s a bit of a limitation in the system as some just refer you to their listings.
An alterior way is to find professional investors that have excess properties they might want to assign to other people for an assignment fee. The land agents act also applies to this one.

Check the agreement to make sure that the agent has no recourse at a later date for claiming full commissions for not selling the property. If he is a fool he is likley to act like one!

Ben, I will definately look at the sites you recomended, need to know all the cost to determine the rent [blush2]To be honest, this project started out as a renovation in order to increase the equity we had in this particular property, it kind of turned into a student accomodation somewhere during the very short reno project, didnt give us much time to think [cigar][confused2]
But, we’ll get there! At least I will be able to answer questions for the next person thinking of doing this [biggrin]

BDM, I agree with the others that the worst thing you could do is tell an agent that this is NOT your best offer, if he had accepted your offer he would have had to recomend to the vendor to reject the offer as this is only to start negotiations.
He is under fiduciary responsibility to the vendor to present all written offers, but you just told him that this one is a wast of time! So I can see why he didn’t present it!
I would increase the offer, present to the agent and tell him that this is what you are prepared to pay, make it attractive, ie larger deposit, get rid to the cooling off period etc and show that you are compensating in other ways for the lower price.
With regards to buying it from the vendor, the time for the agency agreement should have lapsed, the vendor must cancel the agreement in WRITING after the end of the agreed term (usually 90 days), then check with the agency agreement to see if the agent is to be paid anything after cancellation. They are not all the same!

I have never invested there, but have heard that tenants can be a bit more of a problem the more North you go.
I personally like the Western suburbs, they are also affordable, the retuns are not as high just straight off the bat, but I like to manufacture cashflow using lease options.

If you are interested, why don’t you go down to the land tiles office on Grenfell st and watch a settlement happen?
They are busiest on Fridays!!!

We have alot of things in the pipelines but not much really completed, the journalist, Shane McNally did a great job in writing it up so that ithe profile actually complements what has been achieved to date (instead of focusing on what we yet need to do, which is our attitude at the moment!)
I guess, sometimes you just have to stop and celebrate even the small successes in life [biggrin]
