I just took the plunge and did it, didn’t take much thinking, my husband kept working to bring in some extra money for 3 years.

DLPP, we also have been trying to buy properties privately and I agree, it is quite funny dealing with all sorts of people in their own homes! The biggest problem facing us is vendors that think their house is worth $1million when the average for that area is $300,000!

you have just described my life and relationship with my in laws too. [biggrin]
After having survived “such a large mortgage” for over 7 years, since I’ve been with my husband, they have come to accept that we are not about to go bankrupt tomorow! My brother in law is even now looking for an investment property, negative geared off course and he sourts the advice of the experts in the field…. real estate agents! but hey, its a start!!!!!
The problem is that these are poor people with a poor persons mentality, remember being rich is a state of mind and has nothing to do with money, rich person that has gone broke is still rich and a poor person that has won a $10 million lottery ticket, will always be poor unless there has been a shift in perception and thinking.
You are coming from a different mindset and you are unlikely to succeed in explaining what you are doing to people with a poor mindset. Just love them for who they are and talk about things that interest them, it’s the best that you can do!

Some pests ie termites and cockroaches are the landlords problem and must be remedied by the landlord.

A friend of mine just called, she has a property on the market and has recieved 3 very different appraisals from RE agents, I recomended the absolute best techique to sell a property……
SELL IT PRIVATELY!
If you have to pay advertising fees, pay it directly to the newspapers. Jenman fees are just absolutely astronomical for a technique that only works in the eyes of its beholders but not in the real word.
If you don’t have time to sell privately, sell it to an investor like me![biggrin]

It all depends on your risk profile, I feel safer to have a real estate license.

4—Meaning of agent(1) A person is an agent for the purposes of this Act if the person carries on a business that consists of or involves—
(a) selling or purchasing or otherwise dealing with land or businesses on behalf of others, or conducting negotiations for that purpose; or
(b) selling land or businesses on his or her own behalf, or conducting negotiations for that purpose.
(2) However, a person does not act as an agent in so far as—
(a) the person sells or purchases or otherwise deals with land or businesses on behalf of others, or conducts negotiations for that purpose, in the course of practice as a legal practitioner; or
(b) the person sells land or businesses, or conducts negotiations for that purpose, through the instrumentality of an agent; or
(c) the person engages in mortgage financing.
5—Commissioner to be responsible for administration of Act
The Commissioner is responsible, subject to the control and directions of the Minister, for the administration of this Act.

6—Agents to be registered
(1) A person must not carry on business, or hold himself or herself out, as an agent unless registered under this Act.
Maximum penalty: $20 000.
(2) A person required by this Act to be registered as an agent is not entitled to commission or other consideration for services as an agent unless the person—
(a) is, at the time of rendering the services, registered as an agent; and
(b) is authorised, in writing, to act as an agent by the person for whom the services are rendered or a person authorised to act on behalf of that person.
(3) Any commission or other consideration paid or given to a person who is, under subsection (2), not entitled to it may be recovered from the person as a debt.

1. Purchasing conditional to council approval, this means that you will not need to repay the dept until the project is approved. I would usually give them an extra 5% or so for accepting the condition.
2. Do it as a JV project, that way the risk and profits are split amongst different people.
What is your feasability in this? Forget the 11 second rubish, what you are trying to do here is rezoning and developing a business, this is not a weatherboard house in balarat bringing in passive income! [biggrin] Different ball game!!!!
You need a full feasability study showing areas of risk vs reward, like developers do, also I suspect the turnover of tenants will be alot higher and fall under different legislation to long term tenancies. all this needs to be planned before you even start.
