    I like the name DrX..not so sure i like the acronym though..

    That one is easy to change Red, it is not registered legally :)

    Can you suggest a better one?

    I suspect that acronyms/logos etc will develop as the company grows!

    We have a name!

    We have decided to go with
    AdProp Pty Ltd
    Advanced Property Solutions.

    It was not an easy descision, the name had to be short and be able to fit in with our marketing. Also one of our criteria was that it could not be used either as a Pty Ltd company or as a business trading name anywhere in Australia. This offcourse meant that we could not use some of the great names that were suggested.

    I also could not believe some of these comments. People like Dale GG and Michael Yardney are offering an alternative to thinking inside a box.

    Like Dale said, not all situations apply to all people, it’s about time we stoped taking advice as gospel and start taking some RESPONSIBILITY for our actions.

    If Dales advice does not suit your specific circumstances, just don’t use it!!! But please develop enough inteligence to work out whether it does or not without just blatantly blaming others for your own stupidity!!!

    My appologies for the harshness, just can’t deal with victim mentalities, it makes me mad!

    Dale, keep up the GREAT work mate, some of us don’t want to live inside a chicken coop!

    You have to be very careful of descrimination laws!!!

    The general rule is that the quickest way yields the lowest sale price.

    You can sell and settle within a week if you are willing to accept 80% of valuation…. ring me, I BUY [biggrin]

    The slowest way is vendor financing, but this will get you a premium and above market sale price. I can help with this too if you are in SA!!!

    honestly, agents are NOT the right people to ask, adding a clause in a standard rent agreement is the most ridiculous thing Ive heard for a long time!

    Thanks everyone for your input!

    just letting everyone know, we short listed about 5 potential company names (from 30).

    The next step is to put them into some kind of survey and run it past a group of investors to determine which one sounds best, ie what do they think of, emotions, trust etc.

    coming up with something as easy as a co. name is not as straight forward as I thought, especially when there are 4 partners involved with different ideas.

    In the mean time, if anyone thinks of any more names, please post them here or email me!

    I have sold both commercial and residential properties PRIVATELY!
    Both with great results! With the commercial property, we achieved $90,000 above an agent’s appraisal and saved a ridiculous $25,000 commission! They were also going to charge us $2000 for signs, we went to the same sign company and they charged us $500 for the same sign.
    In SA, a sale agency agreement allows agents to make money from advertising, they charge their clients more than they spend on advertising and pocket the difference (on top of their commission!).

    Doug, sounds like you need some experience in selling (not necessarily an agent!). You are not likely to get experience from a forum, every property is different. But it is not that difficult.

    When you find a purchaser, take a letter of offer to your conveyancor or solicitor and they do ALL THE WORK!

    I would establish a market value based on comparative sales in the area (within the last 6 months), then use it as a negotiation tool for low ballers! “It’s worth this because others of its type sold for this” If you can back up your price, people are not likely to negotiate down! (they can’t argue with you).

    Regarding agents being insured, yes it’s true they have indemnity insurance that will cover missrepresentations (unless they can pass the blame to the vendor!). But check in your state, in SA, insurance is not needed for selling privately. It’s buyer beware! so you are covered!

    I think give it a go, it really is not rocket science! But that’s only my experience!

    OK, I agree, 2.5 million is a bit excessive, hitting him with a brick would have been more in line [biggrin]

    The thought of some ugly dirty old man slapping my butt makes me sick![weird] and its also offensive to my family!

    Americans do go over the top, but I’m glad there are laws against that type of behaviour, its just not ON!

    They are great people and won’t charge for a consultation if they can’t help.

    In a nut shell, they look for positive geared properties, these are different to positve cash flow!

    They look for newer properties with maximum depreciation benefits and this combined with deductions from income shortfalls renders a property positively geared.

    works best if you are on a higher income.

    For me personally, this strategy does not work (I dont have a job [biggrin]).

    They also suggest keeping your job and buying one or two positve geared properties a year. Works great for mum/dad investors that want a secure retirement. It is a brillian idea and Margearet is extremely bright to have started this company.

    Obviously the strategy does not work well with more aggressive or full time investors! Especially ones that don’t have other income!

    There would always be people that need an option to purchase a property in any market. Normally due to personal financial reasons and not much to do with the market.

    The popularity of LO are controlled by investors, why would anyone grant an option to purchase to a buyer and truncate the capital growth in a property when the market is hot? Makes no sense!

    Not sure where you are coming from, but from my understanding, they loose their effectiveness in a hot market, work best in a static market!

    Hey Red,

    Yes finance is getting easier and that is providing competition for us, however there are still alot of people that can’t get finance and I’m not talking about battlers!
    Self employed people without at least 2 years of profit and loss statements find it difficult to get loans.
    People that have been bankrupt, and it happens to good people due to divorce, illness, failed business etc…
    People with poor savings records and good jobs!
    etc.

    What I mean by rent to buy is a lease with an option to purchase,

    it helps the buyer build a deposit in the property and to show a paper trail of payments that helps them get finance to buy the property in the future.

    It also helps the landlord/investor increase their cash flow, decrease their risk to market conditions and obtain a premium price for their property (built in capital growth at purchase!)

    It is win/win/win!

    There is a cash reward of $100 if we use a business name that someone from this forum suggested.

    Just to clarify, ASIC prevents us from giving any sort of invetment advice so we don’t really help people to invest :(

    What we do is offer a service to people who already have investment properties and want to maximise the return from their investment or achieve better quality property management.

    We will be competing with real estate agents so we need a name that will draw people to us rather than an agent!
