we have used renting out each room in a house to a different tenant on a different tenancy agreement.
Have done this successfully for both ourselves and for clients.

purchase price $145,000
(valuation at $170,000)
Rent with option to purchase at $208,000
weekly income $350 per week with ~40% towards purchase in 2 years.

M. 0412 437 582We started this way too, however after 5 properties we hit a brick wall when it came to financing and the bank said no more.
We were able to grow our portfolio even further by increasing the cash flow on some of the properties using creative investing techniques such as lease options. This inceased our serviceablilty and allowed us to buy more without depending on an income.

(some agencies view property management as secondary to sales and use a receptionist!)How many years experience?
How many they manage? (should be less than 150)
If they have their own investment properties and how much of their income is derived from these properties?.
If they have no positive cash flow income from their own properties, they would be unable to guide you to maximise the potential from your own properties.
Do they have strategies to achieve above market rents?
If they view your rental property as a “home” that needs to be looked after instead of a “business” designed to make money, I would keep away!!!

M. 0412 437 582Maybe they’re trying to cash in on the capital appreciation at the top of the market. It costs less to rent than it does to pay off a mortgage in an up market like Perth at the moment
As for RE agents advertising a lower price to attract people then selling $100,000 higher. Yes it is a tactic to play with peoples emotions but is also illegal, it falls under the banner of missleading and deceptive conduct and they should not be doing it!!!

Finding someone who will do everything for you may be an alternative to spending alot of time and effort learning how to do it yourself.

M. 0412 437 582The way we have done it, option considerations (if applied to the purchase price at the end) are TAX DEFERED!!!
That means that they are taxed as capital gains if the option is exercised or as income if the option is not exercised and the consideration is non-refundable.

M. 0412 437 582I agree with Kim, an investor group is a better alternative to one on one mentoring because it gives you the benefit of multi-skilled individuals that you can source information from.
Also I often find it helpful to give someone in the group a quick phone call regarding a particular issue if I need some extra information rather than having someone there discussing overall investing one on one.
Another thing you could try is to joint-venture with someone in a development or other project and then follow them into council meetings etc to see exactly how the process is done. People will be more willing to teach you if you have a stake in their project.

In property investing and business, women (and men) need to depend on more than just the way they look to be successfull.
What happens if you are negotiating with another woman or with a man that is just not interested!
My interpretation of Napolean Hill was that people that are too strung up sexually tend NOT to be successfull in life!

The responsibility of agents in Invercargill seems to be much worse than here, but either way, they cant sell your property unless you sign the purchase agreement

I have just started a business but have had a passive income from investments since 19. My main income is not from my business but from rents and developments! (and loving it!)
The only “real job” I ever had was overseas, prior to that I was paid a tax free scholarship to undertake PhD studies and did causal lecturing. I think both were exempt from compulsory super???
I guess that explains my stupidity to the whole thing [biggrin]
But have to say, regardless of how in the dark I am about what this super thing is all about,
I LOVE BEING SELF UNEMPLOYED!!!!!!

why have one?
Dosen’t it make more sense to fund your retirement with properties purchased in a trust?
Dosen’t it make more sense to be able to LEVERAGE off your investment properties and grow your portfolio?
Dosen’t it make more sense not to be bound by all the constraints and rules imposed by these superfunds?
I just don’t see why they exist and why people use them??????

Here’s what I have done in the past.
Give it to a solicitor and instruct them to search trademarks, they will tell you what you can and can’t do. Their advice will far outweigh any advice you get here on this forum as it will be directly related to the phrase/logo you want to TM!!
Just curious, why register a business name and not a Pty Ltd company? companys have better protection!

I don’t believe that investing is gender-specific and I agree with Simon, it is a bit condesending. The fact that some women need someone of a similar sex to hold their hand means that in their mind they believe that they are not as good at investing or making money as men are. I call that a LIMITING belief, time to get rid of it instead of surrounding themselves with people who nuture that negative belief.
by the way, I havent read the book!
