    I was talking about lease options and multi-tenancies but there are other ways. Subdividing and selling off a block and using the money to fund an existing property will make it positive cash flow, so will some development projects.

    The thing to realise is that unless you go to rural areas, it is unlikely that you will find positive cash flow properties in Adel and Suburbs.

    Multi-tenancies work best in suburbs near universities or houses that are near (within 300 m) to a uni.

    Must be 4 or 5 bedroom, numbers just dont stack up with 3 Br. Happy to comment on a specific property if you email me the details. [biggrin]

    That’s an amazing story, but try not to be personally isulted, it dosen’t serve you any purpose!

    Some REIs really just dont understand what is a good investment deal and what isnt. If they did, they would own some!!![biggrin]

    You can create positive cash flow using creative strategies, they work especially well in Adelaide if the purchase price is $300,000 or below [biggrin]

    I like everywhere but the Eastern Suburbs (too expensive and yields are too low!).

    Some of the Southern suburbs are below the median price for Adelaide and therfore offer growth opportunity.

    Rental demand is growing in Adelaide, from what we are seeing anyway!!![biggrin]

    Hi Sasharif,
    We actively buy properties in Adelaide for ourselves, we come across alot more deals than we can buy so we have a “buyer’s agent” service to flip extra properties to other investors.

    The properties we find are mainly for development, lease options or for setting up multi tenancies. Email me if you are interested.

    We actively invest in Adelaide.
    We do buy and holds in high capital growth areas
    Developments
    Renovations
    Lease options
    Set up multi-tenancy accomodations

    The last 2 are designed to increase cash flow and use it to fund the shortfall in negatively geared high growth properties.

    Sorry, Dr X, you obviously live in a bubble of privilege that cushions you from these experiences. However, knowing a little bit about you I’m willing to bet you don’t do much separately from your husband, ie you act as a team and even if you are interacting alone, the people you’re interacting with will know you’re part of a couple. So I don’t think you’re in a position to know or to make pronouncements

    I disagree, I started investing in property at 19, the only team I had then was ME!!!
    Yes, I do work closely with my husband but he is NOT what makes ME successful, I am!!!
    I absolutely refuse to believe that my gender (or age or race or anything else that people so desperately want to focus on) is a limitation to anything I want to do in my life!
    Yes, some people do treat me different because of my gender THAT’S NOT MY PROBLEM!!!
    Focusing on other peoples insecurities and problems is not my business.
    Focusing on what I want to acheive in my own life IS my business.
    It’s all about mindset, if you believe you can’t do something because of your gender, that becomes your reality (But not mine!)

    Thanks Ger, but we’re in Australia, our legal system dosen’t understand assignments of mortgage, warrantee deeds or sale of single family homes??? That’s all US gobeldy gook [biggrin]

    People like Rick Otton provide information, what you do with it and how successful you become in your life is up to you (not Rick!).

    The sooner you can take responsibilty for your own failiures and the sooner you can stop blaming others the sooner you can take control of your life and move on!!!

    Adelaide has not experienced as much of an upward growth compared to Melbourne and Sydney. It is therefore relatively cheap compared to the national average for properties.

    I’m no expert and don’t have a crystal ball, but I like to think, slow steady growth is what the future holds for Adelaide. I can’t see it booming again for a while!

    I haven’t seen a positive cash flow property in a 10 K radius for the last 10 years. You can “create” positive cash flow using techniques such as lease options or setting up properties as student accomodations.

    I dont’ know anyone in parramata, but why don’t you ask for a money back garuantee of your advertising fees and an exit out of the sale agency agreement if they do not perform to your standards. That way, you have nothing to lose [biggrin]

    Developers use tools so do sophisticated investors.

    We use devfeas (have to check later what it’s called), it calculates % profits risk profiles etc.

    Agents…. We’ll they can start with a dictionary to look up the work feasability [biggrin]
