    Families breaking up is just so sad! Hope you get through it OK!!!

    Yes we bought an investment property in last 90 days, had it renovated and put it back on the market today!!!

    If I could upload pictures I would. It looks fantastic!!! Even the old owners came to have a look and they couldn’t recognise it :)

    I use prosper group from Sydney (I live in Adelaide). I have face to face contact with them every couple of months (he flies down to Adelaide). Everything else is by email or phone!

    They are very switched on property advisors that don’t sell shares! More of a sophisticated investor level.

    I like seminar presenters who are honest and open.

    I went to a seminar recently where the presenters showed their portfolio, what they purchased, what thy spent and what they did with it.

    It wasn’t an overly huge portfolio (under $10 million), but it was large enough to show experience and most importantly honesty!

    and I know they were being honest, I know them personally [biggrin]

    There you go, may be woth giving John a call to see what he can do. at the end of the day finance is about faxes and emails so where your broker is dosen’t matter [biggrin]

    I have a few contacts for finance brokers in Adelaide (if you prefer Adelaide), but they are specialised in different areas, some are great at development finance, some deal with investors with multiple properties, some are great at finding “quick private money” for trading properties and some deal only with clients that are borrowing over $5million at a time.

    If you let us know exactly what you are after, I might be able to reffer someone. If it’s just a loan to buy one or two buy and hold investment properties, I would guess that it really dosen’t matter who you go to, anyone can do it! [biggrin]

    The idea is to make your deposit buy you as many properties as you can afford to service [biggrin]

    I would buy it only for its land value and development potential and the only costs I would consider on this would be demolishion costs! I wouldn’t even attempt to speculate the costs of fixing it up.

    We just bought one like this and had it demolished (to use as development site). The termite nest under the house was about 5 x 5 meters!!! Absolutely amazing!

    My 4 year old son is still worried about what happened to those poor little termites now that their home was destroyed [confused2]
    (we hope they went next door [biggrin])

    what is PCYC?

    I would love to find a busienss in SA where I could ring up and they would arrange something like a gift basket to be delievered but somone offering a personalised service. at the moment, we ring up larger stores where different people handle the order and they have no idea what we have ordered before and what our expectations are.

    Anyone in Adelaide has a small florist/gift basket business?

    I set up and manage these types of accomodations for investors in SA.

    It’s difficult to tell people everything about multi-tenancy accomodations on one thread, there is alot to it!

    We add a one page addendum to our leases explaining our company’s smoke free policy.

    The policy explains in great details how smoke effects properties from what it can do to paint to how it stains furnishings and carpets. We then explain costs involved to remedy the problem including vacancy costs during the repairs (if smells are bad enough we can’t rent to new tenants). The policy explains that all these costs will be billed to the tenant should they choose to smoke inside.

    Adding a one page addendum on smoking to the leases is usually enough to enforce that we request no smoking [biggrin]

    This is the reason that all pets should be registered. I would try to find the owners and speak with them. If my cat was disturbing the neighbours I would keep her inside at nights but would not appreciate anyone dumping her off somewhere else or worse!

    Sometimes we look for reasons in our lives why something is not going as it should.

    Instead of taking responsibility, we look to blame outside influences, our upbringing, our genders, our friends and families. (or Simon!) It’s much easier that way.

    You cannot be successful in life if you keep holding onto those reasons.

    Remember that every time you point a finger at someone, there are 3 fingers pointing back at you. All Simon did was spark an insecurity that some people feel about their own genders. It is this same insecurity that leads you to find “reasons” why something in your life cannot be successful.

    Looking for groups of people who have the same reason for not succeeding will only make you hold onto those reasons even more.

    Instead of seeking one-gender groups you should be letting go of the belief that your gender holds you back. There was one thread that mentioned that men hold all the wealth, maybe that’s because they don’t have an issue with their genders! Maybe we can all learn something here!!!

    If you find it easier to have a conversation with a woman than a man, that prooves my point. It’s because you have chosen to belive that it is easier!

    I will not attend women only groups because I don’t see a benefit of networking with people who have limiting beliefs. But I will network with empowered and switched on men and women, this is what helps me to get to where I want to go.

    Like Simon, I don’t see a reason to visit this thread anymore. Good luck and I hope that at least some of you will choose to relate to people first and see genders as a secondary characteristic.
