To answer your question, it is more normal to charge than not to charge. I run a property management agency and mostly do not like lease renewal or letting fees. I like to negotiate one up front fee with clients that's both transparent and fair.

Most agency agreements would have an authority for the pm to act on your behalf for repairs. That does not excuse them knocking back a request for a follow up call to you.
I prefer my managers not to contact me at all, just manage the properties and do what they need to so that I can get on with other things.

You can't force anyone to do anything! With developments we have done, if it states something in the contract that we don't want or would prefer different, we just ask. Can you please give us a quote on the additional cost of adding an under coat? I did not notice previously that it was not included but would like you to do it this way! How much more?

I have an agent's license and can sell properties any time and also list on realestate.com.au which is a much better site, however I outsource the sale of my own properties to other agents so that it can save me TIME!!!

My view might be a little biased since I am one of the lecturers there but I think the course is well worth doing if you are after a good fundamental understanding in real estate. I aim to attend seminars where I can as well as reading books. Life long education is a must for property investors.
I think that's great news! I think the whole scenario just reflects the "tall poppy" attitude of the society we live in. If a poor person had been caught with fraud it would not have been anywhere near as bad!

The wrong method is actually doing nothing. Congratulations for buying a property and many many people made lots of money on just capital appreciation myself included. There are benefits and flaws to every method so I don't think you have done the wrong thing!Where are your Adelaide meetings?

You should have a comrehensive and SIGNED tenant application form. The signature is required to check their details on tenant default databases such as TICA and NTD. I can spend a whole day going through important questions and why you should ask them. Tenant selection is important. The worst tenants we have on our books are the ones selected by private landlords without the proper selection criteria. It may be worth using an experience property manager if you are unsure how to do it yourself.
