How about offering the tenant an option to buy the property in exchange for an option consideration that can be added to the weekly income and make it positive (or at least less negative).

It is only meant to be for rent defaults where a landlord was left with money owing. Not for tenants that pay late or have bad personalities or where the rent arrears were covered by the bond. Only financial losses!!!

Where do you have it advertised? realestate.com.au is a must, we get 99% of enquires from there. Try a signboard if you have to but as a second option to the internet. Advertise open inspections in newspaper and on the internet. It should only take 3 to 4 weeks at most!!!

In the USA banks will sell a house for whatever the loan is that is owed to them. In OZ, if someone is in foreclosure, banks have a duty of care to sell at "market value" not below. Please do a search on this forum for answers to your question, it seems to be asked alot! My thoughts are that it is not legal to do without a real estate license! There are hefty fines in place for anyone recieving a renumeration for a real estate transaction without a license!
