    Just as a quick (very) rough guide, take the middle price of $200 to $550 per week and say that a $300,000 can rent for ~$300 per week, that would make it around 5% gross rental income which is kind of average for todays market.

    I totally agree with Kum Yin, a reduction in vacancy rates should offest the cost of property management.

    I think the best way for an investor to start is by doing “safe” investments to begin with. Buying good properties and buiding in equity AND cash flow using lease options.

    In what context???

    It could mean that an agent has declared an interest in buying a property they are meant to be listing. They need to declare interest to the owner so that they don’t breach their fiduciary duties.

    There is a national tenant database, I’m not sure if it is available to private landlords, it certainly is to property managers. The one I use is called TICA Default tenancy control.
