I like everywhere but the Eastern Suburbs (too expensive and yields are too low!).
Some of the Southern suburbs are below the median price for Adelaide and therfore offer growth opportunity.
Rental demand is growing in Adelaide, from what we are seeing anyway!!![biggrin]

Adelaide has not experienced as much of an upward growth compared to Melbourne and Sydney. It is therefore relatively cheap compared to the national average for properties.
I’m no expert and don’t have a crystal ball, but I like to think, slow steady growth is what the future holds for Adelaide. I can’t see it booming again for a while!

I dont’ know anyone in parramata, but why don’t you ask for a money back garuantee of your advertising fees and an exit out of the sale agency agreement if they do not perform to your standards. That way, you have nothing to lose [biggrin]

Developers use tools so do sophisticated investors.
We use devfeas (have to check later what it’s called), it calculates % profits risk profiles etc.
Agents…. We’ll they can start with a dictionary to look up the work feasability [biggrin]
