I would buy it only for its land value and development potential and the only costs I would consider on this would be demolishion costs! I wouldn’t even attempt to speculate the costs of fixing it up.

This is the reason that all pets should be registered. I would try to find the owners and speak with them. If my cat was disturbing the neighbours I would keep her inside at nights but would not appreciate anyone dumping her off somewhere else or worse!

I was talking about lease options and multi-tenancies but there are other ways. Subdividing and selling off a block and using the money to fund an existing property will make it positive cash flow, so will some development projects.
The thing to realise is that unless you go to rural areas, it is unlikely that you will find positive cash flow…[Read more]

Multi-tenancies work best in suburbs near universities or houses that are near (within 300 m) to a uni.
Must be 4 or 5 bedroom, numbers just dont stack up with 3 Br. Happy to comment on a specific property if you email me the details. [biggrin]
