Kangaroo prepared properly is pretty Farkn fantastic!
(looking at the roadkill – you just sigh – and go go figure.)
a natural pest here is being wasted. (let alone hitting one on a motorcycle – new dread since relocating)
NZ has possums as roadkill – and they have no appeal for me at all. (at least they hopefully wont kill me if i hit them when out on the road!
NB: cant wait to go to asia again, and try all the crazy bugs/animals that everyone goes ‘yuck'(because of their culture) …. live once – whatever kills you – you wont know anyway.
hey, thats why the first matrix didnt work aye!.. and they made a trilogy of the second iteration!
Ive been naughty tonite, reading back, in the ‘specifically property’ i was quite blatant that it isnt the only way. But thats the mood ive been in for the last couple of days.
And being a procrastinator, To be motivated – and achieving some things after 1.5yrs – i guess it cant be helped. (big grin on face – im loving being a geek and coding to produce results..
Ive only just found singingpig.co.uk ( independant forum) which has every investment area covered, ( however i think ill have to buy some more domains before I can legitly do this on my site)
Everyone – always has something to offer, forums are just that. Moderators are obliged to proptect their interests. And this is soley a property forum (run by a business) So i understand the prob’s. But its always a balance.
If its seen that a forum is blocking people beacuse they differ in opinion, It’s defiantely not a good thing. (check SP for ‘banned from housemouse’ )
This is the most active southern hemisphere forum on property i have found. And its fantastic.
note to self when i read these back later, every message i have written today is a long scrolling thing. oh my.

Ive been into property for a year and a half as a facilitator to wealth. (edit: for me – i dont run seminars)
Ive been thinking (~well maybe procrastinating)
in NZ quote: 84% of enterprises employ 5 or fewer full-time people. 96% employ less than 20. Yet these enterprises account for 39% of the nation’s GDP
Every time you think something is stupid – ie done wrong, or why doesnt someone do X…
Its a business idea.
And like Property, you might have to follow the 100:10:3:1 dolf dee roos analysis (ie 1 out of 100 you will actually action.
BUT
Anyone that has seen the workings of a good business, It blows Property away. You arent relying on the market to provide capital gains.
if you have a good product/market, service and support you will reap HUGE rewards.
Im not saying property is arse. Im saying there are multiple weapons for wealth. ( diversification)
Its not too difficult to come up with a part time business that can bring in $3000 per year for minimal effort.
then times that by X small easy ideas.. not a figure to laugh at. (or medium effort: x * infinity )
An idea, and feedback welcomed.
Shares is one area I have no idea on. Im thoroughy interested in the IPO of 42below ( http://www.42below.co.nz ) because they have no manufacturing assets, its all marketing /outsourcing. etc. I hope doogs/crashyy jump in here)
Actually (this may need to be moved to ‘non specifically property) although it is a discussion of the alternatives. ie relevant.
In my opinion, thats just the free market in action.
Then again, currently theres a thread on here about people reducing their tenants rent to keep them as negatvely geared properties.

And if you think about it. They guy that offered 6k is smarter than the ones bumping up the price.
If its documented et al, he has the landlord over a barrel (in NZ laws), and as long as he has no better use for the 6k (oo like 2 or 3% in the bank), its smart tactics on his part.

Please stay away from Companies such as wholesale property brokers. I was approached by them to sell property recently, however I declined as my main focus stream is financial consulting and mortgage broking services, they (wholesale property brokers) were trying to entice me by offering 8% of the purchase price as a commission. No thanks!! I need to sleep at night.

8%.. thats a whole lot of negative-wholesale pricing!

What happens in an economy where there is a lot of cash? (ie people cash out their investments/superannuation)
I can see the argument that the stock markets are going to crash 2016. (baby boomers cashing out) (this will also affect commercial property/and possibly mortgage markets) due to managed funds being diversified…
So if they do that, wont that put pressure on inflation?
Dont you think that baby boomers would want their money in something a little more liquid than an investment property or 3?
my god. just realised how old i’ll be if i make it to 2016!
NB: there is no depreciation allowances in your calculations.
