http://www.mpppi.com.au Try these guys…..think from memory they were around th $500 – $600 mark. They give a fairly detailed report. Only ever used them and have been happy with them so far……so cant really compare them with anybody else.
Hope this helps.Just like to point out that out of that $60 – $80 per hour that we might charge, includes overheads, insurances, super, gst, tax, etc.
So just because a "dirty ass, uneducated" tradie may get around $2200 per week…….he might actually only take home $1200 instead….and that wouldnt be for a 40 hr week either and i can vouch for that myself.
Shop around too….not all plumbers charge a call out fee.

Just because we dont do a dergree, does that mean we have to earn less than say, accountants, etc?
To me some people cant fathom that a 'dirty old tradie' can be on a high income, maybe even higher than theirs?
Sounds to me blogs that you might have to shop around next time before you hire a tradie. Seems that every tradie you have hired is a worthless scumbag. Surely after all your dealings with these horrible people that you might have found atleast 1 decent guy?

Andrew Milne from what i hear is meant to be very good. I personally use stockdale & leggo i frankston. Have not had 1 drama since i signed with them a few years back. From what i hear….stay away from MPRE for property management. Though other people in here might have different opinions.
By the way…was speaking to another agent today from Network 1…..he told me that some big investor from WA has plans to buy 50 properties in the frankston area this year (must be seriously cashed up?). He is using 2 agents…..Network 1 & MPRE. Apparently paying asking price and buying at the lower end of the scale..ie: central frankston…karingal, etc.

From the outset when u have a property manager you should stipulate that they must contact you before any work is carried out.
Mine for instance gives me a call before any work needs to be done and i always go and investigate it to see what actually has to be done. Then i either fix it if i can or just tell the PM to organise to fix it if i havnt got time.

Im doing a similar thing somewhere down on the Bass Coast in Vic with a couple of friends. But in this case we are building them ourselves. Two of us are plumbers and the other guy is a builder so hopefully we can build them cheap enough.

Yep down in funky town in fiston south. Been a frankstonite most of my life and always seen the potential..and there is more to come.
Only have the 1 invest property in frankston but trying to work out how to get the next ten or even 1. All good and well using equity in our 2 houses but u still have to come up with any shortfall.
But anyway…giving it a shot so thats half the battle.
The only reason i thought of selling the F'ston south home because like i said we would be mortage free. We could live off my wifes wage easily and be able to bank $1000 (my wage) a week in savings to do something else in 6 months to a year.
Hard decision, but i can see your points as well.
Could we still borrow against out home in Frankston south even though we borrowed against it for the invest property in frankston?so far 2 to 1 in favour of my wife.

Went on the Frankston council website the other day, and from what i was able to read was that it has been approved and that they have just delayed the start date. Ill go back and have a read and try and put up a link.
Another thing that is going ahead is the Frankston Bulky goods store which includes a super store of Freedom, Harvey Norman, etc. About 4 different builders put their tender in for it last thursday.
So a start date for that maybe as early as this year or early next.Are you from the peninsula Marc?
Im a tradie myself (dirty ol plumber).
I think we have all had bad experiences from either side.
From my experience in hiring tradies…i tend to get the old fashioned 3 quotes….but prob then i decide more on their personality. Sounds stupid and prob not much help but its worked for me so far.
A few might ask first whether you want to pay cash or you want a receipt? Id definately get a receipt of an eletrician and a plumber (depending on how big the job is for a plumber) as they both have to be liscenced tradesman. If anything goes wrong you have a receipt of the work that has been carried out.If a client is rude to me (which a few have been) I still always finish the job 100% t the best of my ability. Its all about the finished product and a sense of pride. Even if its a kitchen sink i put in, prob means jack to everyone else but its my kitch sink i installed. The last thing i want as a plumber is some other plumber (maybe a friend of a friend of the client) to walk straight up to it one day at a BBQ or something, take one look, and say "gee, who put that kitch sink in? pretty dodgy"

But i agree with Mr LA, as a tradie we have an obligatin to do a spot on job everytime cause thats we r paid to do.So you were speaking to my estate agent then foundsation? Nice guy isnt he?
Still my opinion that you cant go wrong in funky town!
But like everyone says…do your own research.
i was speaking to a couple of estate agents yesterday and each one of them said that after the freeway is finished it could add up to 30 – 40 % to prices in frankston. I personally dont think you can go wrong in frankston / frankston south.

Good luck with Frankston/Seaford area…….ive been trying for a couple of months now and everything is being snapped up. Everything in 'central' frankston that is.
I turned my attention to Rosebud and picked up a great house 2 streets from the beach and 2 seconds away from the new Shopping Centre for around $220 and the block size was around 900.
In saying that ive still got my eye out in frankston. In my opinion it has huge potential. Some real estate agents you talk to are certain it will 'double' in 5 -7 years.

I guess $ does come between friends so its a tough call. Anyway im seeing my accountant this friday to see what his thoughts are, so ill post back what he tells me,
