    Sorry Danny I misread yr post slightly.

    It depends how much equity you have and saving history and positive cashflow coming in from yr portfolio.

    Some brokers will do no docs loans at a much higher interest rate even if you have very little income.But these will cost you.

    Hey Daniel,

    Good on you for going for it!

    I have only worked part time since age 22.It is great to be free to do property deals and just enjoy life,without rushing every day.

    Everyones case is different as to how much income you need to go part time. In my case I have lived off around $500 odd dollars a week. I obviuosly dont have any dependents to pay for either so this makes it easier than say a married person with a family.
    I also chose not to own my own PPOR and always find places that are reasonable rent.

    What are your circumstances and we can prob help you more specifically.(eg what are you aiming for in property investing .Do you have debts or dependents?)

    Hey Thomas,
    Have you thought of using maybe 1 or 2 split units (reverse cycle)?
    I have fitted a couple of these units(hitachi pump-AUX branding) to house and shop.They are very fairly priced and any A/C fitter will fit them for around $450 to $550,possibly a deal done to install 2.
    The company is Air Conditioner Importers and they have sold alot of them with very few probs.

    Yes
    Soloman, a trust is the way to go if you are going to do more than a couple of deals.(it does cost a bit to run, ie accountants fees.)

    What happens is you set up a new trust then you set up a new Pty Ltd company(one which hasnt traded before.
    Then the company becomes the trustee for the trust.Then you as an individual (having a good income on paper and no assets in your personal name) can go as gaurantor on the loans for yr propertys,Thus keeping you safe from possible sueings.
    Also if you have mortgaged out fully in one trust,you can then start another one useing someone elses name(poss a family member).This allows you to go gaurantor on more loans with many financial institutions,which allows you to buy many properties
    (but be careful,Dont go in without wisdom!)

    Hey Guys,
    I would say that not too many will keep investing in NSW for a while as the Taxes are a killer!
    I just payed $9600 Vendor tax up front on a sale (which included $900 odd of tax on top of(gst)tax.I am yet to pay the CGT also still to come at tax time.
    There are much better returns out there around the world!
    I actually believe we should pay tax as members of society but there are enough risks and sacrifices req’d with investing already without these EXTRA taxes.

    Maybe try and meet these kids where they are at.
    I would maybe try again to speak to them about how hard it is for you guys and those surrounding the carpark when they smoke up the tyres.
    Then maybe offer them all free tickets to the Summernats if they give you peace?

    No, you do not have to pay GST on top of purchase price if the property has a tenant currently in it at time of transfer.

    Dont let anyone tell you no!
    I do both and hands down have found commercial better.
    Just maybe look at regional areas to start with if you dont have equity,but if you have dont be scared just do yr research thoroughly!

    My experience with B Hill, Jafri is to stay away from the South or any Laneways. There are opportunities throughout the rest of the town.
    I would treat B hill as a place to learn how to do the whole P Cashflow game but unless you buy a few good properties its not really gonna return you much .
    The mine apparently only has 500 people left employed today so obviuosly the town is not going to dissapear when it closes.(they might even find some more silver etc-That would create some interest hey!)Ha Ha
    No actually I saw a Documentary recently that said a company is presently looking to dig beside the original mine(which was reported as having the biggest return for a mine of its kind in Aus!)

    Hey Colin,
    To answer yr Question as to why some people dont want to own but prefer to rent.I have actually asked some of these people and they reply that they cant handle the pressure or fear of “what if “this happens or that happens ? There is always risk in owning as anything could happen.And thats cool as God made us all different on this planet.But personally I love owning and investing!

    Hey nspeed,
    I own a couple of proprties in Brokenhill NSW.
    They return excellently but you have to do yr homework ($120 a week with p.m.purchase price-$37000-41000).(but be aware of low capitol growth)
    There are still properties available now.
    A few things to watch are
    1)How much maintenance will the place need in future?(generally the local PM s wont manage run down properties as you can understand they would be hassled every second minuete for repairs.)So make sure you find someone to manage it before you buy as some flatly refuse if its below a certain value house. One of my places has a lady who manages the house herself which is a great option with the right person.
    2)Are there big multi national companies in town eg Maccas,Woolworths(at B.hill they r just expanding) etc

    A couple of Quick Qs I would ask.
    Do the Tennants leases have personal Guarantees not just a $2 company as guarantor.
    Are outgoings paid by tennant or owner?
    Does the complex have good solid business flow and parking
