    Hey Don!
    hope yr business is still going off !!
    I dont know much about the current NZ market ,only that Dolfy still swears by it and he has the runs on the board all over the world.
    Can u possibly post some current or recent deals up (with figures)on the forum for me and others to get an idea of what can be done in NZ at the moment.?
    Do u find many value add deals around?

    Have u actually settled any of the 90% USA loans to Ozzie foreign nationals Ben or are u going off what u have been told?
    Because I have spoken to alot of lenders that initially say it will be fine but then when they try , they realise its not as easy as fiirst thought.
    It would be great for us ozzies if u have!

    Definately consider managing it yrself !!!
    I do this currently with property that is 1300kms away from me and it works a treat.You have to get the right tenant in of course.

    I have done many property purchases and sales over the past ten years and each time i have used solicitors i have mostly dealt with their $20 an hour secretary while being charged around $80 to $100 + an hour.
    Many times i questioned how this works???

    I think if some one can find a reliable conveyancer and its a straightforward transaction I would recomend them hands down .

    Matthew,
    yes putting adds in the local papers is a great way to buy houses as I find alot of people dont like dealing with agents.
    They have a mindset that they wont have to pay a commission to a cash buyer so they will get more for their house.
    Some people dont like waiting for a sale either so will sell cheaper to a quick buyer.
    But be warned as stuart said it takes time.You have to weed out the props u dont want .I would suggest finding yr target area then just advertising on a saturday ,regularly as this saves on add costs and if its a local paper people will spread the word about u over time

    I have found it important to show respect to people even if u dont want their property and connect with them where they are at in conversation ,as this opens up other doors.
    They sometimes say
    “I know a friend / relative that lives up the road they are lookin to sell soon i think ,would u like me to find out for u !”
    you get the drift!

    Far out what a drama that is the ” apostille “seal.When i was in there it was really funny actually, people didnt even know how to pronounce it lettle lone what the heck it was!!I just said it the aussie way “apossill”!
    A couple of things to watch with that. Firstly you can also go to the Us consulate in the MLC building(19-29 martin pl sydney ph 93739200) .But if u do go to the consulate to get it apostille sealed just make sure you phone them first to DOUBLE check that the solicitor u go to first for the notarisation is one of thier specialy approved solicitors otherwise theyll send u home!(cost $39and theyll do it while u wait 9am -11am only)
    If u go to the DFAT(123 pitt st sydney 93566222 9 till 1pm) though they will accept any notary .(they charge 60 bucks per page u want apostilled or 80 for a full binding) Also the DFAT wont do it while u wait but u can pick it up the next day or theyll post it.If its urgent though u can take a next day delivery envelope with u !
    Have fun with that little trip !
    I am not looking forward to going back there mate,those citys are scarey places for us country boys ha ha

    Hey Nathan ,
    are you meaning ,can you legally go and buy a property in the US?
    The answer is anyone can.You can buy it in yr own name or start up a company and buy through it if you prefer.
    You just have to lodge a US tax return at the end of the year,then offset that on yr Ozzie return.

    Brisbane 04 is correct in saying there can be problems untill you get a good structure and some good support.Unfortunately it seems you cant just trust people on their word ,even from reputable recomendations,u actually need to test them out for a while over there.

    I personally would recomend only buying one property to start with(once youve done yr research and are happy with the managers etc) and give yr people the opportunity to prove themselves. From experience I now have at least 2 or 3 different managers(at least in mind and ready to employ) to manage my propertys in an area .This reduces the possiblity for problems (reduce risk )with the one person

    In saying that though there are some fantastic, and endless opportunities available too!

    Actually I am told HSBC will lend to Foreign nationals by a HSBC business banker we have a relationship with in the US.But I havent proved this yet untill I build some confidence with them through my Companys and credit card and other mortgage.( should know in about 6 months)
