Some mining towns are fine to invest in .Just do yr research thoroughly.
Something i would remind you though is running 65 cheaper cashflow propertys takes alot of maintenance.It will become another job for u.If you are looking to stop work you will need to have enough income from the propertys to pay someone to manage yr portfolio and follow up on property mangers etc(,it all take s time.Especially with 65 props.)Then work out yr figures on how much will be left over for u.Luke Taylor | Hope Property Investing

I think its great that Steve is doing so well! Good on him !The guy obviously has a big heart and is very generous.Apparently he gives all the profits away from these books! He apparently wants to impact the world in a huge way.I read the free book and found steve seems to be encouraging people to be wise and step back a little(eg ,paying down debts as part of equity building etc) rather than in the past the focus was on going for it.
I found it is a pretty basic chapter as far as investing goes but im sure this is steves strategy ,warning people of the pitfalls in the current market first and then the real book will be more advanced.All the best Steve!

Hey guys ,
I take CF+ to mean: A property that returns more cash than what it costs each month.This including the deposit interest at market rate,(even if you own the deposit outright and didnt borrow it.,as you would be getting a return on it if it was sitting in the bank),no matter how big a deposit you put
down.:also including all expenses,rates,repairs etc.
Very hard to find these type deals today? Yes, but not impossible.

Buzzer,you are choosing some great markets!As far as Nashville i know of a lady who does some deals over there.She is actually from this forum and is an aussie.
I have not dealt with her personally , so definately do yr research and DD. (my advice ,whoever you deal with over there give them time to prove themselves before doing heaps of business with them)
Her name is lisa lammers .She has a service called real estate investment finder.She does deals in Nashville,Tennesee,US.
Also definately get Westans contact if u can .(great things are going well for u westan!)I have found Chad simmons too is a real man of integrity from my conversations with him.He has some things going down in san An,The rio grande valley Texas and Phoenix markets
Also try visit the local investor club in san antonio and houston.I have met heaps of great contacts this way in houston. It is one of the best way to get the “inside knowledge” on the best deals as they come up.
Be careful of peoples “opinions” make sure u discover yr own facts about the places you are looking at investing in as their is good and bad in every market.
I know a few things about the SAn Antonio market but definately still learning,

It turned out really helpful when we all got together.For an update the broker has mysteriously out of the blue agreed to repay most of the money! So we have put a hold on the legal action
to see if we recieve our money back .
We are told this will happen by the 8th of November.We will keep u posted.

Hello Guys hope yr well!
Martin just a side issue you mentioned you would check yr insurance after the storms,
I just discovered last week that The Erie and Niagara insurance
company that alot of investors are using in Buffalo doesnt cover the property if it becomes vacant.
This was a huge concern for me as being OS and the quality some of the tenants and property management in there ,sometimes you dont find out yr property is vacant for weeks later.There for if yr property gets vandalised in this time you dont get a cent. Yes pretty wild hey?!!! I thought this was why you have insurance, – for peace of mind yr property is safe no matter what may happen.
I have, of course ,since changed companys.

Good question Terry!
I actually researched this quite thoroughly,, Richard and others at the time unfortunately couldnt get these loans through in this area.He could only get 70% lvr from memory and not on under $50 K propertys ,(and not on cash out deals )which are the popular investment property costs in WNY,for a lot of buyers due to the high cash flow and less outlay upfront purchase price.

Has Buffalo changed lately?I would say no.
In my experience their my opinions have changed to the more negative side being so far away ,
I believe if i was living in the area there are deals to be done in Buffalo.
Positives :Some streets increase in value as they get rehabbed
Rehabs cheap if chosen well and can get on the ground to repair them
Cheap rental propertys
low cash outlay
High cashflow
no stamp duty
Negatives:
The time difference
Unreliable Tenants,property managers,Realtors,Mortgage brokers,
contractors.Dishonest PMs,
Slack PMs
poor communicationHad money stolen by mortgage broker
High mortgage costs make them not worth while
Very hard to get there to manage problems yrself if needed(OS)
Slack insurance agent (when calling them to let them know i had suffered damage to my property (weeks after contacting them specifically to notify them that my property was vacant) that my property policy doesnt cover the house if untenanted)
break ins and shootings common
6 different Realtors wouldnt get back to me regarding valuing/selling my house(after trying many times with each.)
High sale cost for propertys (generally $3500-4000)(on $25 to 40K props is a lot)
Paid for repairs that were not done
Quoted by the most popular Pm company over there 10 times more than a job was worth .I got it done for 10% of the quote by another company
Tenants leave and trash the house then lose 3+months rent (vacancy)and I have to pay to rebuild the house and get rid of heaps of trash
Then have to pay another months rent to pm to try again with new tenantsHigh heating bills ,huge county and city taxes, sewer taxes,(ongoing of course even while you are getting rid of tenants or have no tenants) It adds up.
high maintenance houses as are v old,Eg,roof,heaters,plumbing and electrical
prices propertys get valued/estimated at are often very different to what they can sell for to the local market
some streets can go down in value if crime increases
difficulty knowing who is trustworthy and finding them.Often finding the people who say all the right things are not all they appear after u test them for a period of time.

An EIN is an Employers indentification no ,which is for yr company tax ID number not personal.
An LLc can borrow money to finance deals but often it is harder.You need to just ask the broker before using them.
You dont need to pay witholding tax ,just fill out the form and lodge it..(i cant find one here at the moment but from memory it is a w8?)I have an LLC I am thinking of selling but it is filed in Ny and i believe the filing fees are higher there so may be more costly for u as opposed to setting one up in texas (where yr investing)(pm me if u need)

Hello there Chad hope yr well man!!

I have been involved with a couple of subject to s and havent had any hassles yet!
There are a few whispers around though that u have to watch a couple of things. eg,the due on sale clause.this is in most mortgages over there and says that the bank can call in the loan when the property is sold at any time.So u basically have to keep in mind u may need to re fi the property within 4weeks if the bank calls in the loan.
Also make sure u put in the contract (and explain to the seller) that they will have difficulty getting another loan while the current loan is still in their name.(this can cause a prob for them trying to move on with their life so make it clear to them before doing the deal.If u r honest and upfront usually people will trust u on it.
Also another positive is u can claim the interest on the loan against the property (even though it is not in yr name)
