    Its really easy to buy a property sight unseen ,
    but its really hard to get the best possible deal sight unseen.You really need to go to the place and get on the ground and do all yr research. You end up learning all sorts of things you never would from the computer or phone, and often find deals from talking to locals.It is worth the effort.

    Also you feel like you have really achieved something when u have done all yr research and then got on to some bargains!

    Hey Maxolau,

    I have been dealing with property in the US for 18months now so am learning alot about how things work (and mostly through mistakes and trial and errror).(and the usa is VERY different to aussie investing.Property investing DOES NOT run as easily as in Australia .)

    I have also found that it is very difficult to get people who do what they say.

    I have had relationship with Chad for probably about 11 months now.Even though i have never bought through him,he has always been open and honest with me.He is always willing to help out on advice and contacts knowing that i dont buy through him, as i am with him also. But this says alot about a person who wants to help a fellow investor out without payment.
    I can confidently say i would trust Chad in business dealings
    for sure.
    but as with any new contact you need to test people and systems.it is just wisdom in business.
    Of course give it time first before u buy anything and do yr research,research,research, on the area you are considering buying in first.
    Talk to many different people in the know as well.what i have learned to do through buying in the us is, to only buy one property through a person initially and test out there management quality and follow up and integrity for at least 6 to 12 months

    Dont get swept up in emotion that yr gonna make huge money in the US if only you can get yr hands on a piece of real estate.Be wise and take yr time ,dont be anxious about it.Then when you are content and confident in yr areas and typeof product (say for eg single family 3bed 2bath at a certain price in a specific area) go for it when the right property comes up.

    I have spoken to nigel a couple of times when i was in San antonio
    last and he is obviously making a huge effort to learn the whole market over there but I havent yet had enough to do with him to recommend him.

    appreciate yr integrity and help Ben!

    just one thing to note for people using the banks that will not use a POA. Each notary seal usually costs (here in oz) $80 from a solicitor .(unless u have a friend or connection who can do u a deal)
    that means that if there are say 8 sections on the loan docs that need notorising ,it will cost u $640.
    9aLSO VERY IMPORTANT:MAKE SURE THE SOLICOTOR U USE IS REGISTERED WITH THE US CON OR DFAT WHICHEVER YOU ARE USING <OTHERWISE YOU CAN ASK YR SOL TO FAX A FORM TO THEM AND LATER MAIL IT TOO<REQUESTING TO BE ON THEIR NOTARY LIST>

    Then, you need to get them either verified from th US consulate which costs $40 per notary sticker(or signature)
    Or,
    you can go to the DFAT in which you must pay $60 per signature or $80 per binding and most on the mortgage docs are bindings so will cost u $80 each!

    so the cost is quite substantial.
    Say 8 notarys= $640
    plus
    say 7 notary verifications at us consulate thats $280
    or 7 bindings appostilled at the DFAT thats $560

    so in total you pay either $920 or $1200 worst case scenario.

    It adds up ,and on top of that you prob need to take a couple of days off work to go into the city to do it.
    as firstly you need to go to yr solicitor then,you will find if you live a way away from the dfat of US con,you will poosibly not make it
    their before they shut(they open from 8 45 to 11 45 (us con)
    and 9-1pm (dfat) .
    also the DFAT wont do it while u wait.They post it back to u the next day ,so i would suggest taking an express envelope with you
    to ensure you get it back next day.,thus allowing u to get the docs back to the US to settle yr loan asap.

    Just keep this info in mind,so if u can at all possible get a loan that u can use a US POA on yr behalf it is alot easier and cheaper!!

    Great work nigel!
    The management of the whole lot is more important than most of it i reckon,
    so u can keep good repoor with the clients you are selling too.
    But yer it is a battle as a lot of the people who need to rent in the cheap to mid range areas are lower socio-economic so can be a handful to look after. If u run credit checks on them though and they have reasonably good ratings,there is less chance they are going to break a lease and suffer the consequences on their rating.

    hey suffragette,
    i saw the show,
    and something you can take with agrain of salt is when shows like that talk about “hotspots”
    Definately check it out but alot of the areas i heard mentioned in the show have moved on.

    They often use alot of hype and very little fact.

    Of course That doesnt mean u cant create deals in those areas.

    Hay guys!
    sorry if i confused people as to steve s
    business and property dealings.

    I was only meaning to play on words to encourage you guys to
    get the new book.

    Steve did say it was just a business decision as he was more attached to the business side of things(i think because of his love for helping and connecting with people)so he took the business s and dave took the propertys.
    I think Steve just loves a new challenge to “start again “and use his built up knowledge and experience acquired through building the first portfolio to do it even better this time around.

    Have finished most of the book now.It is really good!

    Yer she definately seems to know what shes doing hey! and shes not afraid to tell it like she sees it on camera.

    They dont tell you exactly how much tax and legals,and advertising cost at the end though.
    of course everyones tax rates are different of course and they do make it clear that the profits are without tax etc.
    it does look alot easier on the show than it is for sure!

    Hey guys,
    I have been in dolfs mentoring program before.
    I found it a bit simple ,I found it focused on the basics most of the time.
    Then
    At times he would skim over some new strategies but i found he talked too fast without explaining things fully.
    so if yr looking for a mentor I would recomend trying elsewhere.
    (by the way did anyone else find the same in his mentoring program?)

    but,
    he has the runs on the board as far as investing.
    He has invested all over the world successfully so his books are worth considering.

    Yes there are a few props for 40K around today.
    try advertise in the local papers in country towns where there is reasonable infrastructure and at least a reasonable population (i like 20K plus peope).

    These price properties are good to learn the whole property market and investing without risking mistakes with huge amounts
    of money.
