BTW – We put an offer in on a place in QLD yesterday (population of 50,000). Using some profits from a few of our 110% capital growth NZ purchases last year, has given us the momentum to purchase what some would class as “a real property” in QLD [biggrin]…
It will still be positive cashflow – of course, but maybe not the 25% yields that I was used to on some of my NZ ones…[blush2]
I really enjoyed hanging out with you recently also and I learned lots from you too…

She has done extremely well for herself with property, for someone who left school very early..

We have stopped buying longterm “buy and hold” cashflow properties due to the changed market. We have begun to sell a few to take advantange of capital gains and to lower our LVR.
We will still buy a property if it is a “problem”, that can be turned into a “solution” and make some money doing it. i.e. subdivisional property, or reno etc..
Yes you are right in a lot of what you are saying about people jumping in for the first time buying in this market. You should only do it, if you REALLY have done your homework on prices. Now is not the time to be paying “above market” prices for any type of property (cashflow or capital gain type)

We were in your boat a year or two ago, not knowing which broker to turn to… For us it was a frustrating battle, but in the end it worked out !!!
I can say without reservation that Stuart Weymss at Prosolution is a very professional broker, (and Chartered Accountant) and he is also a nice guy… He has saved our bacon a couple of times…
He is based in Melbourne. He was also a finalist in “Mortgage Broker of the Year” last year….[biggrin] He also helps out many on this forum…

I have tried to keep out of this “discussion”, but I am stepping in to “try” to make peace and hopefully put this post to rest.[blush2]
Monopoly – I have always respected YOU and your posts. Over the last few months, you have undoubtedly helped many, many, many forumites, new and otherwise. You have heaps of knowledge and experience which I’m sure everyone will agree.
Of late, I have noticed a different “tone” to many of your recent posts, and although you call it “constructive critism”, I fail to to see where (for example)… accusation that forum stats are “being diddled“ etc etc can be called constructive…
Perhaps another approach would have been to say, “I have noticed that the forum stats may be incorrect, and may need checking by the IT team”. That would have had a much different response.
That’s all I want to add apart from lets all just get over it, tomorrow is another day…..[biggrin]
Monopoly, you are VERY respected here…. Do what you do best – help others!!
may I end with my philosphy on posting ( (which I try to stick to)…
If I haven’t got anything to add to a post to “help someone” then I “try not to post anything that people will attack you back with.

All I can add is, if you haven’t already, go and read Steve’s 2nd book…
It tells the up’s and down’s of a bunch of ordinary people from ordinary lives who went out and DID it!
Follow your dreams, and believe in yourself…

Steve tells the story about how he (and Dave) lived off an allowance of about $100pw, as their wives were working, whilst they built up their business.
However, I can say that Steve is still not a materialistic person, and doesn’t get off on buying heaps of new clothes etc… to “make his image”..

You cannot compare Auckland prices to regional NZ prices….
I have lived in Auckland for 2 years (a few yrs ago) [blush2] and it is not similar to any other markets in NZ.
It is like comparing areas like Toorak to Horsham (VIC). Worlds apart!![biggrin]
The regional market is TOTALLY different to the Auckland market, and should never be compared.
Perhaps you could do a comparison of Auckland to Sydney or Melbourne, but not to regional areas…
There are still a lot of good deals around for quite a while I believe – as Westan wisely said, for the “long term” investor.
Also, I don’t think that the fixed interest rates are moving too high… That tells you something.

Hi pgrim,
I would strongly suggest that you use a NZ Bank. I wouldn’t do it with an Australian because of currency complications and problems with always bringing money back into Aust to pay the loan.
The few people that I have spoken to who have used Aust finance are regretting it now.
Good luck, it shouldn’t be too hard. There are a lot of brokers here who can arrange NZ finance.
